​I'm not sure that's correct. what your talking about I think would come under the 10 percent scheme wear u can deduct 10 percent of rental income if u give a furnished property but that's coming to a end in April 2016 u can read up more here

it has to be fully furnished to claim 10% wear and tear allowance which is calculated after you have deducted any council tax and or water rates.
