Hey fellow HUKDealers. My family are planning on converting the loft into a 2 bed and 1 shower room. We have had many quotes from different specialists and they are all in the same ballpark. So after looking at reviews and their website, we have decided that Absolute Lofts looks like the best company for us.

I have not had any large renovations/work done to any of my previous houses and this is my first (hopefully good) so I have little experience and would like your help.

I would hugely appreciate if anyone could highlight any vital steps I should take in order to have a successful and stress free loft conversion.

Hey Dave. Yes, they told me that I could view completed projects. However, viewing one thats is in the process never crossed my mind until your comment. Will ask them tomorrow. Cheers :)

always difficult finding a good tradesmen, recommendations locally can work well, there may be a loft conversion company who is already working regularly in your area - I guess you have tried this with neighbours etc.?

Totally agree mate, just want to take caution to avoid hiring a 'Cowboy Builder'. Nearly all loft specialists seem to have a negative side such as deleted reviews/poor reviews so it is really hard to trust one especially with such a large project. Two houses on my street have done a loft extension by the same company LoftLife, however they do not have an office, no reviews and are not affiliated with any organisations such as FMB. However, the positive is that I did get a quote from them 7 years ago and they are still trading with the original company details.

My best mate works for loft life but as a contractor as they just sub most of the work out. They always finish the jobs to a high standard and sort any issues. They have loads of conversions going on at the same time that they will happily let you look around.

If they use subcontractors, what happens regarding repairs once work is completed.

I spoke to the loft company who said that they will be needing a 10% deposit in order to secure the order and get started on the plans/drawings that also need to be submitted to the council for certificate of lawful developing. He also said this whole procedure will take 12-14 weeks and will start in Jan 17. Are there any problems with this?

They do have a lot of their own staff. I'm not trying get them a sale just telling you what i know. Most of my friends that have a business in the building trade sub work out, would cost a fortune to have enough skilled workers on your payroll.
