So I've made the decision to sell my house and move to another.. I've had various estate agents come over and give me a valuation, my house is in a very sought after area and I've been told that there's a waiting list of people wanting to move here. Other houses have been up for sale around here and they've sold within a week or two.

So my question is, do I even need an online or high street estate agent? Can I not just get a for sale sign off the likes of Amazon, put it up and go for a private sale, with the hope that I don't have to pay the ridiculous high street agent fees? Online fees aren't too bad (such as Settled.co.uk offering a £399 package), however, if I'm confident that it'll sell anyway, should I try to sell privately?

This is the first time I'll be selling a house so would appreciate any feedback or experience people have.

Yes, if you have a good solicitor this is the best method of selling. Set yourself a minimum price and don't be drawn on batering. We sold this way no problem. I wish you all the best.

You can't sell your own home privately on the likes of RightMove, Zoopla etc., though right?

Has to be through some sort of agent.

Be selective about who you let in and set your highest price to ward off the buy to let opportunists
Above all be aware that you are in control and as such can wait for the right deal

Totally depends on how much effort your willing to put in, how you want it marketed and how much the equivalent estate agent will charge.

Advertising costs can easily mount up if your wanting local paper and online presence (like rightmove and zoopla).

I wasted months with Estate agents. In the end, I made a for sale sign and put it in the front garden. Had an offer on the house within a week.
Still need to use a solicitor but didn't have to pay for any Estate agents.

Honestly, just a tin of paint and some hardboard. It looked so amateur, you wouldn't believe but it worked, lol.

I sold my home privately, obviously get professionals to do paperwork, when needed. Mine went through without a hitch. Saved myself 10K in fees

my brother used an online firm, paid a grand up front, house sold at more than 'offers over' price within a week. He had emptied the house tho so the pics looked good!
