Hi guys
Need some advice on tenancy ending issues.
My agent has sent me a big list of action points some of which are extremely minor.
What is the best way to handle this situation? Landlord is reasonable but leaves everything on agent.

During total 3 years
of tenancy we faced several problems like leakage from roof , dampness/algae in kitchen , rats infestation etc.

If it goes to raising a dispute then how painful is that ? Does it cost tenant anything to raise a dispute ? Does agent/landlord care or try to avoid going that route?

Please guide/advice.

You're covered by law with a Tenancy Deposit Scheme, and raising a dispute through this shouldn't cost you. Check through your contract to see if you are responsible the the things listed. If they are not explicitly stated, then you shouldn't have to do anything.
On the flip side, if your landlord hasn't kept their side of the bargain (e.g. not fixing problems in reasonable length of time) then you might also be able to say the contract is void.

Communication is usually the best answer particularly with the landlord avoid raising disputes as these can be costly.Without doub't any additional costs will be passed on to you however these will be mitigated if reasonable within the terms and conditions of contract.Fair wear and tear depreciation is expected.

what are your issue's, if the agent wants the property left in a similar condition to when you moved in then that's correct, if the roof was repaired in a reasonable time then that's not a issue, without knowing you or the property mould and rats can be caused by tenants and it's not always the property or landlord at fault

Also I don't think you can now bring up issues that have been resolved ages ago (unless your roof is still leaking etc.). If the landlord claims that you damaged something (and can prove it by the initial inventory stating that item(s) was in good condition), you have to disprove that actual thing. If the landlord says you damaged a wall, you can't say "yeah well the roof leaked last year and that was a big hassle so I shouldn't have to fix the wall".

As far as the actual procedure goes though, I think you just apply to the deposit protection scheme to get your deposit released. It is the landlord that will have to fight that and prove that it shouldn't be, not you.
