Another Boring Mortgage, but if you're looking for a tracker, at least until the rates come down, so you can then switch over to a reasonable fixed rate mortgage in about a year or so [if, like me, you believe that the bank of england rate will drop abit, and then start rising again in a year or so), then this is the best overall tracker out there probably, in terms of rate and fees (no purchase fee, no penalty fee, no exit fee). Might only be a short term product so don't sit around, especially as fixed rate mortgages aren't looking very good right now.

IMHO I don't think you should be choosing a mortgage based on recommendations from a site like this. This is in no way a reflection of this offer or the one previously posted as to be honest I've got three years of my fixed period left so aren't looking at the moment and don't know what is good or not.

If you are looking then I think you'd be better off researching all the market yourself or getting a pro to do it.

True you should not leap at a mortgage simply because it is recommended on this site. But equally well 'researching the market yourself" DOES mean trying to find offers like this. And so this post is helpful

I would however point out that not all trackers are equal. Co-op's is .49 - .59% above Base rate. My Nationwide one is .1% BELOW Base rate (not sure if it is still availabale, but I tend to renew it every 2 years, so ususally is).

As my quoted poster says - get advice, or do your own research, but part of the latter is looking out for deals.

Very good point.

What I meant to point out was that people shouldn't see a certain mortgage has been voted hot on here and go for it on that basis alone - as you've just put a lot better than I managed in my original post :thumbsup:

As far as i can see....the website states that early repayment charges do exist for the product in question.

Alternatively, if you look at Britannia's 2 yr discount tracker, that has no tie in's at all so you can leave at any point within the first 2 yrs.

Yep confirmed, that early repayment charges of 3% are payable if you pay off mortgage within 2 yrs with the CO-OP.

Voting COLD.

Britannia 2yr discount tracker is better alternative to this deal.

I recently looked around at mortgages and there are a few mentioned on the best buy tables (FSA, thisismoney, Charcol etc) that are better rates with no fees, no legal fees, free valuation and a couple with no Early Repayment Charges.

I'm NOT a financial advisor, but I did have to vote cold sorry.
