Bulgaria Apartment - Reduction of £30,000+

We have a 2 bed & 2 bath apartment for sale on Privilege Fort Beach which is a 5* front-line complex in Bulgaria just outside Sunny Beach and close to St Vlas which has a new yacht marina under construction.

The cheapest remaining 2 bed on the complex is priced at over 150,000 Euros (in excess of £100,000)

For circumstances that we will be happy to explain we need a very quick sale and as such are willing to sell for a price cheaper than any remaining ONE bed on the complex.

The apartment is in excess of 110sq metres total size and is FULLY furnished (including all soft furnishings) which are included in the price.

We need a genuine quick sale and for that reason are looking to sell for in the region of £69,000 - cheaper than ANY ONE BED.

The reason for the sale at this price is totally GENUINE and we will be able to explain our reasons. Photo's and floor plan available. Purchase will be made with reputable UK solicitor.

There was a feature on purchasing Bulgarian property on the radio this morning...main advice, as usual , is that you get a solicitor who has expertise in this field.

As they are now part of the EEC you can expect inflation to take off...as it did in Greece when they became a member so I would expect this to be a good investment opportunity.

If you go to www.photobucket.com or www.imageshack.uk you can upload images from your PC then paste the URL in "insert picture tab".

If you have pics on your home PC, upload them onto www.imageshack.us and use the link it generates. If you have pics stored on the web already, just give the links here, or just use the image button you have found. :)

Thanks big_anth that gives some idea of the apartment and surroundings...just as a matter of interest what are the annual overheads and what is the cost??

Thanks alot for the posting of the photos - it really is appreciated.

Running costs - ie: Gas / Elect etc are dirt cheap - it costs about £8 on average for a party of 6 for 2 weeks. There is an annual maintenance fee for the up-keep of pool / common areas which equates to roughly £300 per year however this fee is included in the price until the summer of 2008.

I know that I may be biased but I really do think that this is a very good purchase for somebody - it is cheaper than any 1 bed on the complex and is significantly reduced for a quick sale. I really do feel that there is a short term profit to be had. A quick sale is needed for genuine reasons.

As such I am willing to pay commision of £750 to anyone that can raise any interest that results in a sale.

For a genuine buyer there may also be a little room for negotiation in the asking price.

wouldnt it make you more money and get a quicker sale, selling it back to the complex at a reduced price?

they get the apartment back so can re sell at the higher price, having taken £25000 profit from you having it.

you get £75k for it.

Nearest airport is Bourgas - flown to from most UK airports. As regards transfers - the complex is about 30 mins away. It costs £5-£7 total in a taxi (upto 4 people) or £10-£15 total for a minibus carrying upto 8.

As regards the developer - they have apartments of their own to sell and will make a considerable commission profit from me if they sell it - hence whilst they still have apartments to sell, they wont buy it back.

Historically, access and use of Bulgarian air and airports were restricted to Bulgarian companies. This all changed with their introduction into the EU last week. A number of low-cost airlines are now starting to fly into Bulgaria. BA fly all year round and Whizz Air are the latest budget airline to fly into Bourgas. Easyjet have admitted that they are in talks to do so.

As an example on price, WhizzAir prices are as low as £69 return in the summer.

Due to our current position any serious offer would be considered. If we cannot get a QUICK sale then it defeats the object to us and we might as well wait until the summer and sell through the developer.

After agreeing a price with somebody who was buying for investment it has fallen through after the sale of their Spanish villa fell through. Therefore back on the market for a quick genuine sale - on the developers website at over 150,000 Euros (comparable to others). For sale privately at less than 99,000 Euros, obviously a massive reduction.

After another couple of months waiting on somebody trying to get a mortgage, will now accept £65,000 for the apartment - a real bargain for somebody looking to invest.

Yes, that's the price.

This is a genuine bargain. Our asking price is even cheaper than any remaining ONE bed on the complex.

The cheapest remaining 2 bed is our's on the developers website at over 153,000 Euros. Our genuine need for a quick sale prevents us from waiting to find a buyer at this price. Our price is therefore an amazing 55,000 Euros cheaper than ANY remaining 2 bed on the complex.

The agent (who we didn't use) listed as above has a few resales listed on the complex - an example being a 1 bed of 66sq metres for £64,138! Ours is 110sq metres for just £800 more with some room for negotiation!

Genuine reason for need for quick sale, happily explained to any interested party.
