i am looking at building my own house, did you get a mortgage to do it also how long did it take and finally what are the rough costs for your homes that you have built e.g. price to build (not including land)

its around county durham area.

i know a builder who builds houses for a living and he said he would build me one but i am just wanting more info about mortages etc and how they release money etc. never had a mortage yet as still live at home but have a good deposit saved up hoping to buy the land with that and then mortgate for the build its self.

how many beds is your house and what value is your mortgate (dont have to say if you dont want to, its kinda a personal question)

Depends realy on where you live/come from.

Where I am from in south Germany it is perfectly normal to buy a piece of land to give to the kids to built a house one, when they get married.

Not personally but some friends of mine are in the final stages of a build. They raised a mortgage on something else and they will switch it to the house once it has been signed off as I understand it. They have built a three bedroom wooden frame kit at a cost of approx £155k but are running over costs by about 10% and they have the final fix to go. It was started August last year and hope to be in in May.

Did it through a government funded self build scheme about 20 years ago lol, but I did do all of the book keeping so know all the financial side of things.

Want to do it again but the hard part is finding suitable land near where I want to live.

It does also help that I come from a family of builders so know that I won't get ripped off on build costs.

Every house I have lived in (apart from the first one) we have built, I love building, the one we are in now we took own every wall and rebuilt, but the last one was a 4 bed 4 bath - it was an australian design and I loved it, it took from getting planning permission 6 months to build and move in, we hired all the contractors individually as this was the cheapest and most effective way, I did not work whilst building and found that I could earn a good wage by overeeing all the orders etc, I would sometimes earn £100 by phoning around and not just by not settling for first quotation for things like blocks/plasterboard/sand etc. altogetherwe have built 6 times, dont know if I will ever do it again but while it lasted I loved it

i built a huge four bed that was valued at just over three hundred, and i had a mortgage of 85 on it, i have since split up and dont live there now but loved doing it, you can fit anything and everything you want to it, i kitted it out with a cinema and full bose system throughout.
i did loads of the work myself and learnt loads about building, i was kind of in the trade at the time so knew loads of people, the most important person you need is a really good joiner, they seem to have the most brains on the site hahaha
i worked full time and overtime as well as my son getting born while i was on with it, so there is nothing that can stop you

best of luck
