Building Regs...

Hi,

In October i moved into a new build which i'm renting from a housing association.

However, when it rains i get a puddle outside my front door because the drive slopes in (not a lot but enough for the water to run towards my front door) and they didnt put a grid there. I've noticed my 2 next door neightbours dont have grids, but their drives appear flatter than mine. But the 3 houses on the next block along, all have grids in and their drives slope only slightly more than mine.

Been phoning housing association for weeks and theyve come back today saying the builders (Seddons) have visited the property when it was raining and said that under building regulations, if standing water drains within 30mins then its OK and from what they seen it does so they're happy with it.

Does anyone know if this is true??

I'd only be worried if you got home 1 day to find ducks swimming around :)

They have given you an answer so you need to either disprove them by making enquiries through the CORRECT channels and not asking on a deals forum. Would you take the word of a "bargain hunter" over that of a housing association and builder?!

Why not try contacting another local authority and their building control etc?!

or try checking the building reg :thumbsup:

Part H, section H3. There is a part about slopage that should direct rainwater away from the building, 2.2

To be honest, never really timed it. I just know sometimes i've gone out or come in and the puddles been there, not known for how long though.

We do get the odd duck wandering around occasionnaly, never seen it swimming in my 'pond'..yet anyway!:thumbsup:

I'm asking on a deals forum because a lot of people come here for advice, and previous occasions when i've asked things that arent do with 'deals' i've had good answers. As i try to do if someone asks something which i know the answer to.

As you're renting, I fail to see what clause your contract has that will force them to do anything.

I was not being off with you. All I am saying is that you have received advice from an expert on a matter which you should now disprove them by either checking the building regulations (as others have pointed you to which you should have checked already) or the building control department.

It's not mainly for my benefit. I'm telling the landlords that the house (they own) may get flooded if we get heavy rain as there is no drainage system. It's just at the moment, they're not taking an interest as its still within the first 12 months so Seddons are still responsible for any defects.

I wasnt sure what i was looking for, so thought there may be builders or someone in that trade, or someone who's had similar issues, who may be able to point me in right direction. So i'm not going through them regulations to see.

So if the owner is not interested, then i'm not sure why you're bothered.

If it floods out, they need to sort it out and/or rehouse you. Leave them to it, and move at the end of your contract.

It depends how you look at it, I wouldn't call somewhere that I only have contract to live for less than a year "home" to be honest.

If I had to rent, I wouldn't go to a lot of trouble researching something for the "benefit" of an owner who has displayed that he cares nothing about.

It's a housing association (as stated in OP), not an individual landlord and its an assured tenancy agreement so i can live there until i decide to move out.

I understand that, but why would you want to live in a house any longer than you have to that the owners do not care about?
The only way that they are going to do anything is if you force them to.

It's like having a girlfriend that only pleasures you if you beat her, why would you want to be in that kind of relationship?

Because i like the area, the neighbours, the property in general, the fact that its got a solar panel so saves me money, the puddle is a relatively small issue at moment but i'd like them to sort it sooner rather than later.

And how can you compare a house to a girlfriend? Unless of course, you pay rent/a mortgage to your girlfriend so she can let you in?? :whistling:
