Caravan ownership at haven holidays.

Hi all i have a bit of a dilema,we have been thinking about buying a static caravan at haven Thorpe park for about a year now. We are going tomorrow to buy a caravan we viewed last weekend. We have heard a lot of bad reviews about buying form "owners exclusive"
Does anyone have any experience in this field or have a caravan on a haven site that can give us a little reassurance before we part with £17k. Its a lot of money to us and want to check all avenues before buying. Thanks for any info.

If I'd heard a lot of bad reviews about something I was parting with 17k for I'd be doing more homework or pulling out. Surely there are better sites than here to be asking this question.

I am doing my homework on this site and some others. At the moment we will be pulling out of the sale just getting a little more info before we go tomorrow.

How much are the site fee's ? What dates does the season run from/to ? How many years can you keep the caravan before being made to upgrade ?

We considered the same thing a couple of years back - and after my husband went on a little fact finding mission one morning talking to other owners on the site...we dropped it like a hot potato. To sum his findings up 'don't buy it if you are hoping for a steady investment'. If you want some facts go and talk to a variety of owners rather than Haven. I realise they are a business and out to make money - but they are sharks!

Site fees £3600 per season,rates (gas elec water ect) Approx £800, open from march till november. Caravan is 1 year old and can be kept for the life of the caravan no age restriction dont have to upgrade so we have been told,but we have also been told that once they have our money things change,this has already started because we went last weekend and before we said we was going to buy caravan we had been offered £1500 off price of caravan a free tv and after we put dowm £500 deposit we had call saying we can no longer have discount as the caravan had already been discounted and the free tv is now not available because the manager has already discounted the caravan from 20k,for us the signs are not good.

and that should serve as your warning about EXACTLY what they are like-already broken 2 promises in the space of a week? we used to own a caravan at haven craig tara-site fees are ridiculous imho-if you arent virtually going to live in it for the ENTIRE season,it isnt worth it.you have to leave keys with them even if you own the caravan,mrs barkys sister who owns one has TWICE discovered they rented out HER caravan without her knowledge!

The second you pay your money,your "investment" will be worth about 30/40 percent less than you paid for it,and haven wont be interested in helping you at all. Heed my warning-if you want a caravan,buy one at a non haven/british holidays site,plenty of them have swimming pools etc now,and you will pay far less for the same model,far lower site fees etc.

Haven is a fun place to go for a week or so renting a caravan,but unless you can get the entire summer holidays off work to go,plus easter,nearly every weekend and october holidays it really isnt worth it.

We are not buying the caravan now after numerous bad reviews. Does anyone know if we would be entitled to our £500 deposit back? On the receipt it says nothing about it being non refundable.

I doubt it.........however i would contest it in the small claims court as your deposit was dependant on a £1500 discount and free TV which they then withdrew.

OH has also just reminded me that the some owners drew his attention to the fact that when Haven have been deluged with the £10 holiday offers from the papers - they will give the voucher holders your 'van rather than theirs - so in peak season you might only be getting £10 a week for rent.

They have breached their agreement with you, so you should be able to get a refund of your deposit.

I would look at privately owned/run sites, they tend to be a lot cheaper but some dont have on site facilities such as clubs, pools, tennis courts, shops (which are over priced as a rule) etc, but are these really worth the extra you pay anyway? For most people thats a NO, as being in a resort you have plenty of other options within easy walking distance.

I know when my parents had theirs it was a small private site that was well kept, the site at the other side of the fence was £1500 more per annum, lawns wasn't cut as often and staff had a not really bothered attitude, the only decent thing was their club which you could buy a family pass for £10 a week (worth it as during peak season they had decent live acts and drinks was cheaper than nearby pubs) for people not staying on-site.

On the private owned site any problems where usually dealt with within an hour of being reported, annual safety checks was carried out for a token £10 (compared with bigger sites who only let you use their staff and charged £60)

Thanks to all for your comments. We have informed haven/owners exclusive we are not going to buy from them.
We have been told the deposit we paid will be refunded in full to our debit card within 3 working days.

Think long and hard about owning a holiday caravan with Haven.Like Jellie89 says"They are sharks"We have been owners for 18 months.Haven's attitude is very "laisser faire".When you go on their "Caravan for Sale site" the calculation costs look completely different to what you eventually end up paying.We had to learn the hard way so beware! The caravans amongst other things include bedding. Never leave your own bedding(or anything else,for that matter, that belongs to you) as it will dissappear to their laundry where it is ripped to shreds.Haven do provide the people they book into your caravan with their own bedding but it's usually very worn and thin. They mask this by covering it all with coloured bed linen. During our occupancy we recently found a mouldy stained duvet which had been stuffed into one of the wardrobes. While we were reporting this at reception one of their employees entered our caravan in our absence and removed it!! We have written to the manager of the site with photographs we had taken of the offending article. He replied and apologised but doesn't see this as an invasion of our privacy.

yeah, plenty I know a few people who have two on the same site (one to more or less live in throughout the season as they are retired) the other they let out and it more than covers site fees/utilities for both so yes you can if you play it right.

Hi just came upon this site and my advice to anyone wanting to buy a holiday home is do NOT buy from Bourne Leisure/Haven. They are total con men and will cost you a fortune. They charge more for a used caravan than if you buy it new. My daughter brought one in August 2010, in October 2010 she was talking into upgrading, she was told she would get back what she paid for her first van in Part Exchange. This was a lie, she has had trouble since. They even signed her name on the agreement!! We are now in dispute with them, she is GLA's for a year and although they earned £5,800.00 they are saying all they owe my daughter is £770.00.

If anyone is having problems with them or should need advice on their practices please feel free to email me. I would really hate for someone else to go through what my daughter is going through now after spending out over £30,000.00 which she did not have finance for but paid cash.
