So, if you have £475,000 to spare and fancy a big slice of Harry Potter memoribila, this is for you!

It features 3 bedrooms, and the decor has been modernised (you may not recognise it) but the most important features is of course the cupboard under the stairs.

Anyone any idea of what the property estimate would be without the link to Harry Potter? or does that not play a factor?

Crown Wood, Bracknell semi-detached 1990's property probably close to £400,000 but if classified as a detached house, £450,000-475,000. So difficult to say whether the Harry Potter link has influenced the price. The problem is that the market has increased by 14% annually for the last two years. When the estate was built, Bracknell new town was probably one of the friendliest towns in the South, with excellent job opportunities (Oracle, ICL, ICI, HP, Met Office, Racal, RAF College, 3M, Waitrose, Daler Rowney, BMW), easy commute to London and very low crime. Now with the influx of migrants (Polish, Russian, Nigerian and Pakistani's) due to the Regeneration, and with the loss of large corporations (BMW, Oracle, Met Office, and RAF College) leaving the area or closing it's lost it's close knit community and friendliness. In fact with all the austerity cuts, Bracknell (and locality) has fallen into decline, appearing dirty and drab even with the Regeneration (15 years overdue).

Martins Heron, Bracknell.

The Raf college and met office were not large corporations.

Okay the comment was written in haste, so let's not be pedantic or i'll discuss about using capital letters for (proper) Nouns. If you want the information to be correct then the Meteorological Office, an executive agency of the Department of Trade and Industry. RAF College or officially Joint Services Command and Staff College a branch of the RAF College. Although slightly ashamed about the error with Martins Heron*, being an amateur Historian.

*Martin Heron's name originates from the mansion demolished in Crown Wood in 1980.
