Help looking for an architect

my advice? get more than one opinion!! we could have had the ground floor 1mx9m if we had been told we could have the ground floor to our border but our architect didnt say! alsoeven if it is only a possibilty you may add a conservatory later add it to the plans or you could need to get planning again later-we would!!

thej where abouts in kirky you from??
we already have an extension at the back of the house which was there when we bought the house. but we need to either extend the house to the side or move to a bigger house. I would much rather extend the house as where we sty in kirky is ideal. We stay in barrhill road, which has the high school at the bottom of the road, about 5 primary schools all within walkin distance, merkland shops, and the chase all within walkin distance.
We had a look at that new housin development at lennoxtown, earls seat i think its called but i dunno if its just me or not but the new houses dont seem as well built as the older houses.
As i mentioned in original post primarily im looking for an architect but im also looking for any advice anyone can give me. As this is totally new ground for me as it were. i just dont want to get ripped off. Or make a silly childish mistake i could have prevented.

louloo what do u mean more than one opinion?? more than one architect??

:thumbsup:will keep a eye on this post we are also discussing a extension (coatbridge) what are the normal steps you take ?is it drawings then planning permission and what do all these cost if anyone has a ruff idea:)

we are in a semi detached cottage type and looking to do a granny type ad on 2 rooms with ensuite just half the height of the house

i think plans cost around £200 and then planning was around £150 but it was 4 years ago so inflation..

oh and single storey wasnt much less than double! and having seen it done i wouldnt get a building firm in i would get the trades myself. Unless you have a brilliant builder-they come when they like and disappear when they have another job! if you employ a bricklayer to build the foundations and brickwork then other trades as you need...is straightforward.

So far we have been told to make a rough estimate of £1000 a square metre, the plans are gonna be roughly £1200 - £1500 but that's as far as I am just now. But obviously if you get people yourself like louloo says you could probably get that down to about £500-£600 a square metre.

Maybe we should have a board on here for hotukdealers to help with things like this! Or other little problems

Frank, I dont know how ambitious your plans are but ours was a two storey full house length extension and we had the bedroom knocked through-ensuite installed-interior wall and doors. It is aprox 9metresx1metre and cost around £30000. The contractor assured me it was straightforward and should take 6 weeks-three months later it wasnt complete. Even when the cotractors were finished we had problems. They didnt finish off work they had charged for. Then there were leaks! Altogether now it looks nice but we sourced the tiler and a plumber to finish off and i was angry it was left like it was. I would never employ a contractor again for such a job. I dont see it could have taken longer if i had managed the labour myself! The main thing will be making sure the building inspector sees it at appropriate times(im sure your website will tell you what to do-and the planning department are helpful)
I hope you can sort it but as I am not local to you i cant help you much. I would be sure and haggle every step of the way as i am sure a planner can do the plans for less if you ask? and most trades will do a deal!

I'm a currently an architectural assistant (aiming to be a fully qualified architect by this time next year) for a practice in dundee so i may have been able to help you out (for a small fee of course :thumbsup: ).
