Hi guys.

My friend is on a shared six month contract for flat, but something has happen with the person he was living with and now he needs out of the flat.

They moved in in September. Does he have to stay there till March or can he give notice and leave.

If he left the contract would all the rent fall to the other occupant or would they have to move too?

Does each person have a contract with the landlord or is it a collective one? If it is the second, the rest might have to make up the difference.

I was in similar situation last year, I was moving out of a collective contract, we were having 2 months notice, we serve that for the time being I was paying the rent while the other guys stayed in and paid his part.

Come to an agreement.

Pay rent while no one is occupying the room and advertise that there is a room going on places like spareroom.co.uk. Once another person has moved in they can start paying and he can move on.

Easiest way. One of our sharers needed to ****** off after a month (of a 6 month contract) and we came to this agreement. We told her as long as no one was occupying the room she'd be paying - we got someone else in quick so she didn't have to pay any more and got her deposit (minus what it cost to advertise the room again) back in full.
