House bidding advice

Evening all

Me and the missus have been looking at houses for the past few weeks and have finally found the one we want. Now she's been watching too much location, location, location and wants to offer £5k under the asking price (it's on the market for £130k).

Do you think that it is realistic to be sold for £5k under the asking price or should we offer a bit more? I just don't want to antagonise the seller by offering so much under the asking price if it hurts us in the long run. We know that there are other people looking at the same property so I don't want to play into their hands.

I would offer 5K under the price maybe even less :giggle:

Just make sure you tell the estate agent that it is a serious bid to he can pass this onto the owners in a more convincing manner.

Then the balls in their court. if they say no then you can bid higher. The worst that can happen is you pay the asking price (although someone else can get in before you but a risk worth taking in my opinion.)

also most people always put things for sale slightly higher than its true value due to the inevitable haggling.

Offer them ten grand under, if they decline, you can up your offer, if you offer £5000 under and they accept, you are stuffed.

Never get concerned about other people looking, that is usually Estate Agent/Owner speak.

Never let a seller know that you are keen.

What size house is it?

If it's a 4 bed+ or a flat you might get away with it.

I got a 2 bed earlier this year and offered £2500 over and only won by £500.

Unfortunatly you looked at the house, so are better to judge than any of us!

Depends on the property and where it is.

If its in a sort-after location, Then other people are bound to be interested, So i'd make an offer of the asking price, But if its just an average house around the £200,000?, Then i'd offer about £8000 under.
