how much do you reckon it cost in materials to build say a 3/4 bed house, and how much in labour, i mean as in roughly

Hi Sassie, in the past i've seen estimates anywhere between £80-£120k for a 3/4 bedroom house. Depends on the builder really. The land is the most expensive part in the majority of the country.

Basic build is around 70-80k, but a decent finish and proper lanscaping youre looking to add another 60k minimum onto that figure (without furnishings etc):thumbsup:

Sassie as you know my qualifications and business you could have asked me :roll: I got my house as a job whilst being built to design, the plot cost 30k and the house is 3 bed detached cost 78k in total build.

Now i came in to design when they werent sure when they were going to let it or sell it, i designed it completely on the interior within a budget that it would be let, so although very beautiful inside it was done on the cheap.

The 78k was the whole cost of a 3 bed detached. ;-)(plus the land of course) this was about 3 years ago now and same build would be done at the same I reckon, builders are scratching for work still atm. x


pretty reasonable cost, shows how much money the likes of barrett, fletchers, etc,etc make

Saw the end of Grand Designs tonight. Programme was about Ben Laws house. He built his own house in the woods out of locally sourced wood and straw bales.
They were saying that to build with straw bales is very cheap compared to traditional building methods. Wouldnt be able to get a mortgage to help with a straw bale house though, I wouldnt think.

My parents have recent finished building their new house, and what it costs in cash is nothing to what it costs in stress!! Builders, plumbers, electricians, telecoms etc etc - non can be trusted!! Watch over them like a hawk!! :)

In Shrewsbury, the land has got to be quite pricey. If you know an architect and a reputable builder, I would say about £100 all in for the build, but not including the fixtures and fittings, but you have to figure where you are going to live in the mean while. There are bound to be pit-falls ( hopefully not quite literally) along the way.
More of a job than doing up the bathroom.
