is this reasonable?

There are 4 identical houses for sale on 1 street, all priced from £244,999-£249,999. We are really interested in 2 of the properties. They are both priced at £249.999. We offer £240k for each. One seller counter offers £242,000, which we accept. A week later the other seller also counter offers us £241,000. We inform the other seller about this and they agreed to match the offer, which we are happy with.

Now there is another property for sale in the same street which is also identical, externally and internally. However, this one is priced at £229,000. Again, this one looks exactly the same as the rest of the properties, which has a slightly different layout inside then the others, not a big deal though. But after talking to the state agent, they say the house needs some “cosmetic changes”. We are not sure what exactly there is to do but certainly won’t be something that would cost the £11k difference.

What I want to know is, would it be reasonable if we contact the seller of the house we agreed on and tell them that there is another property on the street which is cheaper and we may consider that over yours unless they can reduce the price slightly. Obviously after viewing the house first.
We know the sellers of the house are desperate for us to buy the house, since there are many other houses in the street and they don’t want to lose potential buyers. So there is a chance they will accept our new decision?

My Dad is happy with the price we have agreed on already. But me and my Mum want to reduce the price slightly IF possible. (and the cheaper we get the house, the better car I can get :p)

Hope all this makes sense, if it doesn't please let me know. Any help appreciated.

    They're not technically identical houses really then. But yeah you can ask what's the worse that they can say.

    I would defo give it a go. Buyers market at the moment. Houses aren't shifting as they used to.

    srs tho. surely you want the get the house for the best possible price so i personally don't see anything wrong. if the seller feels like you are taking the p then he wont sell it too you. no harm in trying

    I think you can put it across to them but I would say it would be a bit questionable as the lay out is different and needs work on (the more expensive house has probably had more work done on it or is better looked after) . To me it would seem you would be taking advantage of a person desperate to sell, which isn't very fair and is rather selfish.

    How big is the street? Why is everybody selling? No harm in asking as long as you have not exchanged contracts

    absolutely no harm in trying, although personally I would check out the other house for yourself just to see what the differences are.

    Until you reach the exchange of contracts stage then you can do whatever you like.

    See the cheaper property and then make a move, bit below the belt to offer lower just because another house is lower without even seeing it.

    If I was the seller, I would tell you to do one as you just come across as a very unreliable buyer and the sort that would want another reduction on the day of exchange..
