Just been quoted for a loft conversion need advice please

Just been quoted £5000 for a loft mini conversion with 2 windows and a stair case, sounds good but is this too cheap, am worried about cowboy builders, has any one had a conversion?? i would really value some advice.

Sounds very cheap. I would get at least 2 more quotes and compare.
Try and get someone on recommendation.

Like mentioned get at least 2 other quotes and if it is massively cheaper alarm bells should ring

Also is he registered with the FMB?

All you have to do is get the names of a couple of people who he has done conversions for in the past and go see them to see if they are happy,If he isnt willing to do this then walk away,

Defo avoid him them.......

Get a builders recommendation from a friend etc

if the only one he can show you is his mothers,I wouldnt bother tbh. try and find a reliable word of mouth builder.as a general rule a good builder CANNOT start work right away,because they are in demand,does NOT require payment up front in full,should NOT need money for materials because if they are a proper business they should have credit facilities with suppliers.

before starting arrange a strict payment schedule,and a completion date with financial penalties built in for failing to meet that date.

Yes think I will ask him, am having another quote of someone else and am going to get one more to, am sure there must be a way of checking him out but dont know how.

very cheap! but if your just getting stairs put in and 2 skylight and the room finished most builders would charge you about £8-15k, are u just getting 1 room up there ?
you would probably be better off getting a dormer built at the back
I have just paid £26k for 2 bedrooms and 1 has a on-suite! 2 big and 1 small skylights at the front, with 2 large windows and 1 small in the back!

you would probably be better off getting a dormer built at the back

This is very basic just one room, couple of sockets and 2 velux widows, also stair case leading up, but no plumbing at all.

Loft conversions must meet Building Regs, and there are extra issues if the room is being used as a bedroom.

Be careful, there are a large number of bodged loft conversions, most ending up needing to be totally ripped out and started again.

doesn't sound like he's putting steels in to support the roof at that price and new floor joists as roof joists are not man enough for floor joists

Never discussed how long it would take, he said it woulkd be insulated and sealed, basic floor for me to laminate.

Have you had an architect drew you up some plans with all the right load bearings ect and that meat the building safety regs.

the first floor ceilings should also have a double skin of plasterboard which will also need plastering and you will need mains powered smoke detector in the loft.

where is the staircase going up from as you need a clear passage and can't just have it in the corner of a bedroom/airing cupboard....you'd need to partition a corridor

Had nothing like that, and the stair case would leading off the landing over my existing stair case.
