We are getting a fixed rate, but only as that is all we can get due to being 21 and 22 along with the small deposit we have. Furthermore, although it is fairly high for the fast 5 years it also means we know what we are paying for those 5 years no matter what.

Furthermore, we had a financial advisor find ours for us as otherwise no high street lender would do a 90% LTV for us without either a high fee, or not on our property, or other similar reasons (ie. age). We shall be paying £199 for our mortgage set up, and we are paying the financial advisor £499 but in the t&cs we got it so we only pay him once and if we get in the property. But he is doing all the leg work for us of sorting it all out, so it has saved us that as well.

Obviously I haven't seen the PMs but.....
You will need a solicitor to sort the purchase etc and this will be about £1200
Maybe get a few solicitors to give you an idea of what they'd charge so you have an approx already.

A wee list here:

We also needed a survey and that cost us £200 quid but our solicitor organised it for us.
Since the Home reports came in I'm not sure if you still need a survey done.
Although if you want a thorough survey it could be around £400.
I understand it's different in England but we put in 3 or 4 offers on houses before we got a house and each offer was handled by our solicitor so she earned it :-D
Some solicitors limit the number of offers before charging extra.
