Hi,

Having trouble selling my house, been looking at National Homebuyers. I know they make you pay a survey fee prior to the offer, and the offer is likely to be below the market value, but does anyone have any acual experience of this company?

They featured on BBC's Watchdog but this was a while ago I think. I am checking out the BBC website to see if I can find out anymore........

The offer will be waaaaay below market value. And if I remember correctly they were on watchdog for charging for the surveys and not really doing anything, they would compare it to a similar house, and make up an address or do a "drive-by" survey.

Mmmm, must admit to being very dubious. Does seem far too good to be true! Just need to shift the damn house! But then again, that's probably what the rely on - desperate peeps. Thanks for the advice.

I think you should look at why your house is not selling rather than how you can get rid of it quick.

Is it overvalued? What’s wrong with it? What do people say when the come to see it?

Look at it the same, as you would buy say a car. If it’s tatty and at full book price you wont buy it? You probably won’t even look at it. Same things apply to houses.

I think you are looking for the easy option, but in life there’s rarely an easy option.

Yes, it needs tidying. Im serving overseas in the RAF and been renting it out. Ive already dropped the price to compensate. Guess I will have to take a trip back and do it up :-(

Problem is most people don’t see potential they only see tat and will walk away. You will be amazed at what rubbish houses people buy just because they like the way a house is decorated.

Maybe if your away and am guessing your not renting it at the moment maybe you might know somebody (friend, family member, retired RAF) that may move in rent free in exchange for decorating it for you.

Its amazing what a coat of magnolia all way through, a wipe down of glosses with sugar soap and some cheap but neutral carpeting all through will do, get rid of all furniture in it if you can or at least minimalize as it makes rooms look much much biggerand viewers will see a blank canvas to personalize, what they dont like is seeing other peoples personalization, the mag paint is cheap, the carpetting may cost £2-300 but will make a big big difference, For a total of less than £500 you will see a big change in buyers response. So long as the first impression when they pull up outside is good (ie tidy garden, windows look good, a potted tree by the front door looks inviting!) once you have them through the door then the rest is sorted.
