The government has said it will extend its Home Information Pack scheme (Hips) to cover three-bedroom homes in England and Wales from 10 September 2007.

uh-oh!

Thought I was safe! I have a two bed that I converted to a 3 bed so maybe could get away with saying the other one's just an office? Would probably reduce the offers for the house though? Am going to convert the loft too and put a gym/office/workroom/bedroom at the back of the house. Think I'll definately have to do it then.

Owners of 4 bed homes have been calling them 3 beds and an "office" that could be converted to a bedroom to get round the rules so I cant see why 3 bed home owners cant suddenly have an office that looks like it should be a bedroom ;-)

Good news! Do you think I could sell it as 2 bedroom with 3 offices when I've finished it???

Might put people off though, when I search for houses on the net I put 4+ bedrooms so I guess people wouldn't see mine then!

You could put: 4+ bedrooms possibly, at the moment they are used as office, utility room kids play room and 2 main bedrooms.

Why does that make me a moron? I suppose 3 offices and 2 bedrooms would sound a bit silly!

Call the other office a gym, and the other other office a playroom? Or a workroom?

What I actually meant was the room that every house has, the extra bedroom that is converted into the 'pending loft' room...

My house now officially has no bedrooms. :x Not getting money out of me. I now have laundry rooms, gym, office, study and a room of ill repute. :p

Actually its good news for some - my wife just got her accreditation to be an energy assessor (the energy certificate is part of the HIPS)........
At the end of the day the government has to do this energy assessment as its part of some EU agreement and they'd get fined millions if they didn't (although I'm sure other countries would find a way round it). Dammed if they do, Dammed if they don't.....

Simple way around it as it doesnt come into force till Sept 10th, go to a local estate agent and get your home put on the books there before the 10th and ask them to sell for 10x its true value, they will just sit on their hands as its not worth them even advertising it, when you want to sell drop the price to current market value and its all legal as you instructed before the law changed.

I used to live in a 3bedroom house and a study, last year it was just a 4bedroom house

It's going to become a 2bedroom house with a study and upstairs reception soon... :-D

I know of a house where they have taken a wall out of one of the bedrooms, to make a larger master bedroom, thus reducing the house size to 3 bedroom but at a 4 bedroomed price!! The estate agents have mentioned this too in the description.
