I wouldnt post to any address other than on paypal payment
Go to your paypal account, click on the details for that payment,
At the top of the page it will tell you whether you are protected to post to that buyer under the seller protection x

Just tell her that you can only post to that address, she must know who lives there to use their paypal.
Otherwise tell her you will refund, then you would want an Uncrossed postal order and you will not post to any address till you have the cash in your hand.
Ebay is a nightmare now adays, but I still use it to sell things.
