What is the difference between LET and LET agreed on a property?

It's weird because I would have thought it would have been LET agreed meaning its gone. But then LET is on another property as well as other properties having nothing on them! I'll just have to contact the estate agents.

LET : Tenancy Agreement signed, sealed and delivered
LET AGREED: Letting agreed in principle and due diligence is being carried out (credit checks, employment checks etc) prior to an actual tenancy agreed being signed.
