Hi i have a friend who is currently renting a flat from somone he works with and wants to move out into a private rented house,i showed him some houses on the william h brown website and has seen soem good ones,what does he have to do to get the ball rolling,hes only 22 so will he need some sort of back,references?if so who would he get these from?any advice would be great thanks

Also, before you rent a house, findout if it's got a BT connection cos BT want £125 to reconnect the phoneline with a 12 month contract (£75 cancellation fee if your friend terminates the contract prior to the 12 months) but if that is the case, call BT and ask if there will be a fee, as they sometimes allow it depending on how long it's been switched off.

I would also recommend speaking to a few neighbours asking about the area etc.

when i rented a house referances had to be from someone professional who had known you for more than two years eg a doctor,teacher a nurse or someone in the community local shop keeper,milkman etc
or from previous landlord or employer

I know I only needed one from a former employer. I suppose it varies with letting agents

Definately recommend checking who supplies the utilities though, I have had no end of problems getting my put back on

EDIT - THAT DIDN'T MAKE SENSE BEFORE :oops:

Oh yeah, that's definitely good advice, try and get it ready for when you move in cos it takes approx 2 weeks for phonelines to be sorted and a further 2 weeks for broadband, so your friend will need to get the ball rolling before he moves in.

Definitely checkout the gas and electric too because they're definitely essential but they can be very long winded to sort out. :thumbsup:

Employers reference will normally do. Normally a deposit of 4 to 6 weeks rent. Read EVERY word of the tenancy agreement BEFORE you sign it.

Might seem a bit paranoid, but always consider changing the locks to a new place. Dozen of previous occupiers could still have a copy of the old key!
