Hi, I will shortly be renting a house for 6 months and have a couple of questions that you may be able to help with -

1. I assume I will need house contents insurance. If so, are there any companies that will insure just for the 6 month period?

2. Sky / Virgin / telephone - can I get a 6 month deal or is it 12 months minimum.

3. Can I make any minor alterations to the place and to what extent. Obviously not talking about building an extension, more putting up shelving.

4. When I looked at the place with the letting agent there was some of the previous tenants furniture still there. If its still there when I move in whose responsibility is it to remove it??

4. Tell Letting agent to have it all removed before you move in as you have no obligation to have it removed or even allow them to remove it once your in as it could conflict your peaceful enjoyment of the property

Hi

I was in the same boat -
1. got insurance for 12 months for about £40 from direct line and cancelled when i left - go a small refund.
2. Minimum contract now 18 months on a lot. might be worth sticking to a mobile/ mobile broadband etc.
3. Depends on your landloard. Mine was funny (not ha ha funny!)
4. Make it clear if you dont want it as you might inherit it and have to remove it! If you want it ask the question.

Lettings agents are usually pretty good.

Minumn for broadband is 12 with BT. If you ask them.

2. BE broadband used to be 3 month contract and then rolling for some of their packages. You'd still have to get a phoneline though, which may be an issue.

4. Again, dependent on the agreement. Unless you specifically stated that you were taking the property without the furniture it's your responsibility.

letting agent should perform an inventory before you move in,this will contain info on what is at the house already and the condition of the decor etc.......then you should have to sign it:thumbsup:

then when you leave they will check against it. Only speaking from pesonal experience from one letting agency,but assume they do things similar

^^^^Everyone I have used has done the same.

OP just make sure the inventory includes everything at the property including accurate condition descriptions. As you could end up paying for a mark on a couch that was there when you moved in but wasn't on inventory or if they miss out previous tenants items you may get charged for their removal when you move out at the end of the tenancy

TAKE PHOTOS!!!! I speak from experience!! And double check everything! If the landlord tells you something, ask for it in writing!
