Travel insurance question

I'm a complete newb when it comes to travel insurance and im just wondering a few things...

The insurance states there is cancelation cover. What would an acceptable reason to cancel be? would i be covered if for example the person im staying with withdraws the offer to let me stay in their appartment so if i did take a flight i would have no where to stay. be a valid reason to cancel? in the terms and conditions it says this "You not wanting to travel or not enjoying your journey." is not a valid reason.

Plus any recommendations?

Cancellation reasons are major issues e.g. death in the family, illness where you can't travel, hotel destroyed by fire / flood etc and no replacement available... They wouldn't accept things like "the person im staying with withdraws the offer to let me stay in their appartment " sorry
