Urgent help about renting flat from Gumtree

Guys my friend is renting a flat off this woman from Gumtree. But I really think there is something dodgy going on. Can anyone just kinda confirm it? She wants him to transfer money via Western Union to his friend (no one linked to her) so that she can prove he can pay. But the wording in her email just seems slightly dodgy, and I kinda hate Gumtree too lol.

Dear

Thanks for the email and your interest in the flat. I need to know some few questions about you. How many of you are coming to live in my flat? Can you take care of my flat as it is? Can you bring your identity passport when coming for viewing? How many months do you intend to rent and pay for? Do you have references in London? It is unfortunate that my past bitter experience of inviting people to come and view my flat without any form of confirmation of their financial ability and not keeping up to time as at when scheduled has brought about great loss to me. I have lost my job some months ago because of taking people who cant even afford the rent. Henceforth my lawyer and I have decided to carry out a simple test on financial ability to pay for my rent before coming for viewing.

Me and my husband are a very busy person when it comes to work, we do provide market research and strategies for companies, large and small scale firms, private and public sectors and others on contract basis, am presently in Liverpool right now, but i will like to come to London for the viewing immediately you are able to follow the procedure given by my lawyer. I would not ask you to send your bank statement as it may be used illegally sometimes according to what my lawyer told me, while some produce fake bank statements and pay slip, and I will never ask you to pay for the rent in advance, it's proper that you see the flat before money exchange hand. But if you are able to transfer money to your friend or partner's custody via Money Gram Post Office or Western Union, which my lawyer would make confirmation if truly you've transferred the money to your friend or partner's custody, then we can arrange viewing and we can proceed.

After confirmation has been made by my lawyer from Money Gram Post Office or Western Union, then you can tell your friend or partner to pick up the money. I will be responsible for the cost of transfer which is only less than £30 as soon as you arrive to my flat. Atleast security deposit £700 would be required from you to transfer to your friend's custody, which will shows how reliable your finance is to rent a flat. You can make the transfer to your close friend or any of your trust relative to be more safe. If you decide to take the flat straight away, then to move in will require a month rent and security deposit. Your security deposit of £700 will be return back to u after a week that u have been staying in my flat, you have to do the transfer through Money Gram Post Office or Western Union, that is if you will be willing to do this, its only less than one hour to do this so it shouldn't take your time. Once you have done this, you can scan the receipt to me or send the details of the receipt if you have no scanner, as I send it to my lawyer to verify, and after verification, then you can pick up your money back as we proceed to view and also refund back to you the cost of transfer. And I will also appreciate a clean and tidy fellow in my flat as it has just undergone renovation in and out. Also you will be responsible for any form of damages in the flat, if you eventually rent my flat. Also please do note that i do not accept any viewing after 8pm.....I will provide you with my mobile number in few days incase you want to have a chat on the phone but right now am having little problem with my vodafone but I will fix it in few days as I have make enquires, but in the mean time I will keep my eyes in the mail and reply you asap.

Best Regards,
Mr and Mrs Cole.

THIS IS A REPLY TO ONE OF HIS EMAILS:

Dear

Thanks so much for your great interest in the flat, you have sounded good so far with your words and I think you are the kind of person that we are willing to rent our flat to but I want you to know that, there are several other interested candidates who love to secure the flat, but in case whereby one is invited to come and view and he decides topay for it instantly will give a heart break to you when you arrive for viewing, well I think I can explain to you again about the transfer, you are right and what I mean is that you can do the transfer to any of your trusted family name or your friend, or you can tell any of them to make the transfer to your name to be more secured, so your family or friend maybe the send and you as the receive and when my lawyer verify, then I will get back to you and you can get your money back, as I mentioned earlier that I will refund back to you the transfer charges so that is not the problem, western union doesn't need to open or have an account, I think you only need a proof of identity like international passport or driver's license. so please kindly get back to me as soon as possible. In the mean time I will remove my advert from gumtree because of you so that I don;t get more messages from interested candidate. PS if you like to move in the flat over the weekend it is possible after we sign a contract. Can you please get back to me later today after you get the transfer done so that my lawyer can make verification and after the verification is confirm from my lawyer, I will get back to you so that you can go and get your money back at western union then we can proceed on the viewing. Please get back to me as soon as possible.

Regards
Mr and Mrs Cole

Dodgy. Best to go through a reputable agent in my opinion.

its a scam, it was on 'the real hustle' they will copy the Western union receipt number to a blank form and claim the money before you have a chance to get it back

I am living in a flat rented from a landlord using gumtree 3 years now. We all know stories behind endless scams using WU. I personally used bank transfer £1 to confirm my landlord acc then setup direct debit and paid my bond. Hope this help, don't forget to view the place 1st too.

Go for it, sounds good to me..... although this bit is a bit off-putting

I will keep my eyes in the mail

I'd be careful of what drops through the letterbox oO

Of cause it's a scam....written in broken english with no mention of a proper tenancy agreement.

The normal procedure is view flat landlord and tenant agree in principle that they are both suitable and then both parties sign an assured short hold tenancy agreement, then you pay your deposit and rent.

Scam

But she wont get the money via WU? He will transfer to his friend no one linked to her?
#11
So how can she verify that the money is there then? She's gonna ask for the transaction number and that's all they'll need to pick up from western union.

Op have you read the emails, the english used is classic scam. Run for the hills.
#14
Oh lawd!
#15
But how can they get the money just from the Transaction number? Surely that makes WU ****

lol. scamz
#17
Infact they want you to send the details to them off the receipt to confirm that the money has been sent, this just gets funnier.

Yup, they'll have your friends name and the transaction number that's all they'll need, that's why you don't have any comeback with WU.

OP is on the wind up....

This really is an A-typical SCAM and the fact you haven't completely recognised this is Shocking, O Dear, anyway recently in an issue of web user they actually mention exactly the same thing involving Gumtree.

Just had a very similar reply to a caravan I'd seen for sale. No way was I sending them cash without the caravan
I wondered how they withdrew the money though, seems too easy for the number to be all they need!

" Hi,
I have many buyers interested to buy the caravan and can not risk to stay with it not sold. Even if you are a serious buyer and you want to buy now the caravan I will sell you but first you must to put the money £2.100 through Western Union on your friend name in UK not directly on my name. When the payment is made you will send me the scanned paper from Western Union for my trust that you have the money and you want to buy now the caravan. When I see the scanned paper you will have two options:
-in maximum 2 days you will receive caravan at your home adress and you will have 5 days to inspect and test it.
-I will give you the company name, address, tracking number and you go to company and can pik it up the caravan.
After 5 days in which you can decide if the caravan remain at you, you will go back at Western Union office and will transfer the money on my name or if is any problems you will pick up your money back. This is the best deal for both tell me if you are agree or not because I have other buyers who want the caravan.
I wait your email back soon!
Thank you for understanding,"
