  Are you looking to sand down and varnish or stain your existing boards or do you want to lay laminate down. Does your budget extend to real wood flooring?

  Looking at real wood rather than laminate for the same reasons as you will say. Its replacing carpet so have all the underlay and stuff to sort. Maybe 1 room or 2 had a look at Wickes B&Q etc and a few online places around £20 sq/m

  just get a nice quiality vinyl and fit it well , would probably save alot of time aswell as money
  just to worn you though some real wood floorings like oak can exspand alot in weather and cause movement between walls etc if its a tight fit especially in lean too's etc

  Bamboo is a cool midpoint price-wise between laminate and wood and can look really nice.
