My first deal so fingers crossed, looking for parts to build a new PC and been keeping an eye on this processor. This is the cheapest I can find it at the moment.

I would say probably not. It depends on what you class as 'significant' , and your Case cooling
and the enviornment it is in will have a bearing.
It is something you can allways add later, if the stock speeds aren't enough for you...

Not a chance.
The stock cooler will keep the chip at around 85°c under load @ stock speeds.
So overclocking would be out of the question until you get an aftermarket cooler.

This one will be fine with a 4.5GHz overclock: Arctic Cooling Freezer 7 Pro
^ Works fine on my cousins 2500K. Tested it with Prime95. I can't remember the temps, but it won't overheat.
A higher performance/more expensive cooler would get you better temps.

Have this on an overclocked 2700k, outstanding!
Idle temps are around the 25C mark and full load stress test 60C after 30 mins.

I found the stock cooler on the Core i5-2400 to be pretty noisy so would recommend a quieter third party cooler - I use the Arctic Cooling Freezer 7 Pro v2 which works well.

Is the i52400 plenty for a games PC, or would you reccomend the extra for a 2500k?

The big difference with the 2500k is you can overclock it. At stock speeds there is very little difference between a 2400 and 2500k. Stock is still like super fast though compared to CPUs from a few years ago.
