Seems like a decent price. Condition A is only £95 too! It's not clear whether the Heat Link is included, but surely it must be... I've ordered from CEX before and it came with the Heat Link. I ordered (A) a few months back and it seemed to be brand new!

Only if you’d like 2 different zones. Maybe upstairs and downstairs on different schedules and temperatures.

Wouldn't I need two separate boilers for that?
Does this come with the hub to connect to the boiler? I think they all normally do but just want to make sure

No as far as I understand it you'd just need smart radiator thermostatic valves on each radiator
