Pretty much in the same way that Attack on Titan Season 1 was free on the Microsoft Store last week, now is Tokyo Ghoul.

You'll need to use a VPN to click buy now set to US region

Thanks to @mixmixi & @Vladimir I've swapped the store over to Canada where I'm informed no witch craft is necessary

Well it's only a one click action, but I just wondered what was happening. With my recent communication with Xbox support leading to asking me "oh, do you spend much time in Russia?" I'm trying to keep my address book trimmed

Strange, even with a US address set to preferred, the website refuses to allow a purchase due to geographical location, rather than set address, hence the need for a VPN.

Again, same as the AoT one, the US store tells me I'm in the wrong region but the Canadian one gave me it in one simple click.
