    Anyone had any experience claiming through NHBC for faults in newish property?

    I bought a house which was a brand new build 7 years ago and it came with a 10 year NHBC guarantee.

    Now my problem is that i have mice entering the property and we have narrowed it done to some poor building work under and behind the sink unit and cupboards, basically there is a big hole in the floor where some pipes come in and the plastering hasn't been finished properly, leaving gaps.

    I have tried contacting the builders but i'm not having much success and so my next step is the nhbc which i am in the process of contacting.

    Thing is i'm not sure if this will be covered and it's going to be a major job to remove the kitchen units to put the job right.

    Has anyone had any experience with the nhbc and how likely is this to be covered?

    I haven't had any experience with NHBC, but I'd reckon you're not likely to get the builders to respond to an issue with rodents gaining access. There are many ways they can get in and being able to prove it's down to poor building works would be difficult.

    The problem is likely to be within the outer building fabric - as that's how they get in. I'd advise you get a good look around the exterior of the property and assess it for gaps in the bricks and mortar.

    Well, i work for a house building company and all our houses are covered by NHBC.

    The Builder will only go back to fix a problem 2 years after legal settlement.

    After those 2 years, for the next 8 years, if a problem arises, then NHBC will determine if the fault is a contractor issue, then they will instruct them to fix it.

    Just keep going where you are going with and just get onto NHBC to come take a look at it. If its small enough, they will fix it right there and then. But as you have said, its a major problem with vermin. NHBC will get the builders to come fix it immediately.

    I've had pest control around and the guy insists they are getting in where the poor building work is, One ploace where a gas pipe come up out of the concrete floor there is a hole bigger than a football :x

    we were requested to send off quotes and they gave us enough to cover our middle quotes, with no fuss from them.

    NBHC didn't send anyone out to check it, I guess the quotes from the builders was evidence the job neeeded to be done.

    this was 7 years ago, i can't remember it being a stressful experience at all.

    we never thought of contacting the builders, just went straight to NBHC

    if it turns out to be a major job, and the units need moving I would definately get the NBHC involved and get only the best builders giving quotes.

    So how do you know how big the hole is? If you can get your head in there to see it then postcrete should be a simple fix. What's wrong with the plastering btw? Stops about 3 inches from the floor?

    funnily enough my line of siight goes a lot further than my arms that's how I can see how big the hole is, it's about four foot into the back of the units, I can't get my head in, i've already told you the units have to cone out to do it I was simply looking for advice on the nhbc side of things which other people have answered, don't you think if it was a simple job of filling a hole I'd have done it?

    If the builder is really registered with NHBC then go for it but if hes … If the builder is really registered with NHBC then go for it but if hes not my advice to you would be if its a simple job that you can do ,do it yourself and save yourself thousands of pounds in legal fees. another word of advice to anyone buying a house do not buy from local builders unless you check they are registered first, then get a good surveyor to do the report before you buy it, or as we are doing NEVER BUY A NEW BUILD AGAIN

    so you knew it was aimed at you. was just wondering why this wasnt picked up by anyone, dont they always receommend a tagger, or snagger, not sure what they called - lol

    Well at the time, if this hole was covered up the kitchen unit, it would be unlikely NHBC would notice this when giving it a habitable certificate.

    Its a genuine screw up on the builders half, but your first task is rat poison down, all food away from the kitchen too or in fridge and out of the cupboards, else youll have some trouble.

    But phone the NHBC asap and get it done.

    We have had dealings with NHBC in Scotland and they suck in our opinion.
    Be better using the Certificate for crap paper.

    well i finally got a call from the builders this afternoon who are coming to have a look at it on friday so we might get it sorted without having to involve NHBC, fingers crossed anyway

    Nhbc r a waste of time! We had damp and they said it were condensation bare in mind our house is 5 yrs old! Been complaining for 4 yrs. had work done on it. Now it's all come back and they saying condensation again we think it's the damp course as it's in the wall and not connected to the floor! Good luck if u get anywhere!!

    I'm what bad builders call a cowboy customer. I have learned to be.
    Good builders don't need to join NHBC, FMB, check a builder, my rated builder or whatever; they're just protection clubs for cowboy builders' - pay the subs, submit 3 customer referenences (mother-in-law, sister-in-law and that nice lady up the road, and you can put impressive logos on your van, paperwork and bucket and con hundreds of people.
    Also don't go near a new timber framed build (NHBC covered or not. Mine's nothing better than an insulated chicken shed with eco under floor heating. If I wrapped a towel round my arthritic hands I could probably punch my way into or out of this house!
    NHBC particularly is a con; they follow the builder round your home and agree that his shoddy work is excellent. I've had 16 months of it so far. They fob you off and cop out of fixing the most obvious faults. One example (of more than 46 so far) is a shower leaking flooding the room below. The builder has "fixed" it now 12 times, including replacing perfectly good new showers - twice each! NHBC rules that he MUST return again to fix it when he is clearly incapable.
    Do be careful and don't go near them.
    Take plenty of time with lots of research and find a good honest builder with an excellent customer base and he'll be quite happy to agree you don't pay him a penny up front. A good established business will have enough working capital. for materials, and will let you pay him a month or more after completion; or minus a retained amout to pay on complete satisfaction.

    We have had some roof tiles issues .When the house was sold to us First Wessex only said 10 years warranty(quite misleading)Once you start SUBMITTING a claim for roof issues it became obvious it's 2 years warranty,after that period there is an excess of £900.
    We are just awaiting a response from NHBC as we have noticed the house external support post is sinking and has caused cracks.

    We called out NHBC inspector some years ago about a leak from a shower, he said the problem was condensation. The problem came from a second floor bathroom rarely used and this week it leaked badly when guests were here. When I got in touch with NHBC they told me under section 3 plumbing was excluded and admitted their inspector had said it was due to condensation which was clearly untrue but they relied on his condensation meter. The inspector did get the builder to repair two other bathrooms with leaking problems but since their inspect has assured us the problem was not a leak like fools we accepted his professional advice.

    very stressful, the NHBC are just a bunch of cowboys who will do everything in their power to ensure they do not pay out on a claim. we have been fighting with them for over 6 years and their latest response is to say that they will no longer discuss the issue and if we donot accept then they will walk away, despite what they are proposing being inadequate.
