Buying a car with one key and no service book?

I’ve done a vin vehicle check etc and it’s all clear

The owner of the current vehicle is a well known businessman in the area and wondering whether I should go ahead and buy the car ?

He has done a recent service and has documents of that and it had one done officially back in 2018 when I rang the car manufacturer who confirmed this via their dealership but since then, there is no record

I can always get a second key ? And service book replacement
