Can you have your house up for sale with a few agents at the same time?

As per thread title.

I currently have my house up for sale with no interest, am just wondering can you have your house up for sale with a few agents at the same time and who ever sells the house gets there money?

Just wondering how it works...?

yes you can, whoever sells the property gets the cut.

If you've already signed up to an agent with them as 'sole agent', then no. You can have multiple agents but you need to tell them first & they charge a higher pecentage.

Thats what i thought which ever agent gets the person through the door and they sell it they get the money!.....

I don't know how it works but you can use as many agents as you want.



prety sure you would only have to pay everyones marketing fees + commission to the 1 that actually sells the house

one house I was selling through an estate agent with sole agency , I asked him to sub it out to another one - they split the commission 50/50.

Why do people on here give answers not having a clue if they are right or not?

Simple answer, what does your contract with your current agent say?

If you are out of contract you can do what you like, but to have multi agencies you will probably have to negotiate with them as most (round here anyway) want sole agency rights

It really depends on the market in your area. Most of the agents I deal with allow a maximum of 3 agents but some of the more lucrative property agents insist on sole agency rights for very good reason.

Yup. They will both try and charge you a higher fee for going multi but you will only pay the one who sells. Be wary that having multiple agents can look a bit desperate but hopefully will open up to more buyers. Good luck.

Whatever you do make sure your sole agency is terminated before putting it with another agent otherwise most contracts allow them to claim commission on a sale made else where

Locally some one had a sole agency and claimed a fee when the client sold the property to a friend

we had ours up but took it off as the house we were gonna move to fell through....ours was on for 3 weeks with a few viewings and crap offers.... tbh we didnt bother going with loadsa agencies or wouldnt have as u just need one that gets u onto rightmove.co.uk thats what most ppl check right? so i cant see the point of multiple agencies....i might be wrong here but thats what i think!

Had our house on with multi agencies, they basically charge you more commission when it sells, you only pay it to the selling agent tho. IE they charge you 2percent of the sale solo and 2.5 if you have it with other agents also. Check your contracts and tell them if youre going multi agent to renegotiate the fees. We did this mid contract with no problems.

Don't know about needing multiple agencies, but you need a good agent.
I had my property on last year for 9 months with one agent, 7 viewings, no offers. Put it on with another, he did 27 viewings in the first 2 days and got 3 offers within 3 days.

The staff in the first agency were on a fixed wage, the staff in the second got paid a low basic and 0.5% of the sale price so it was in their interests to sell as many as possible

If they are on a commission they don't care what price you get as long as it sells, So while its in their interest to sell as many as possible your foolhardy to think its in yours
Example Your house is on the market for £250000
After offers which they insist are good you get £20k less than asking
They get £1150 commission on £230k missing out on just £100
While you get £20k less

and if they are on a fixed wage they don't care if it sells full stop.
I know what you are saying, but if they sell 5 houses a month, that £100 is £6000 a year so it's still in their best interests to get the highest price

They will still have targets to hit if they are on a fixed wage
And no they won't waste time chasing a higher offer just to get somewhere between £0-100

How do you know that, are you an agent or had experience of it?
I can only speak from what happened to me (and how I would act if I were the agent) and the one on commission certainly got a higher price than the first offers, and did a much better job than the first agents.

My wife has been a senior neg in about 6 companies working in London and then the west country
Most companies nowadays do a basic wage with commission which is a lot less than 0.5%
But ask yourself this would you do an extra 2-4 hours overtime on the off chance you'll get paid for doing it? I'm guessing no and thats why they don't chase a higher price

Yes its called multi-agency, you pay higher commission fee than you would to a sole agent, just make sure you include a clause that you retain the right to sell the property yourself! Also make sure you are aware of all charges eg, advertising, accompanied visits etc
