    Deposit on a rented flat

    I am worried about the deposit of the flat which we are in until 26th of July

    There was a lot of problems when we moved in (cracked sink, damp/mold, crack in window and a few other things) so i'm worried about them coming to look at the flat and blaming lots of stuff on us.

    If they do find a fault that we have to pay for are they likely to take back the whole deposit or just a part of it?

    1 thing that was not here when we moved in was a hole in the skirting board in the spare/storage room but my dad seems to think it may be mice.

    did you make them note it on the contract and inventory including pics when you moved in? if so you will be fine

    We put most of the stuff on the inventory but after we sent the inventory back we kept finding other stuff such as the glass from the oven falling out (which has only happend once though)

    We did not take any pictures though

    is your deposit in the tenancy deposit scheme? I think it should be if you moved in after april 2007. This means that any dispute over the deposit will be dealt with by the tenancy deposot scheme company who are independent, impartial etc

    We got a letter from a company called "Deposit Protection Service" (depositprotection.com) so I guess it is.

    The damp was not there when we moved in and started a month or so after we moved in and the landlord has done nothing about it even though he's told us he'll come round with some special chemicals 2-3 times now, we also got a quote from a company to deal with the damp and the landlord didn't want to go with that either.

    We also wrote a letter of complaint to them about builders outside, 4 polish builders living on the drive in a caravan that were working 8am-4 or 5pm every day and basically wrecked the front driveway/parking area, turned it into a mud bath and also made it impossible to get to the gas meter

    are you with an agency? if so they will have records of all reports you have made and hopefully you have copies of any letters sent

    Our estate agent is Piink (piink.co.uk/) and yes we have a copy of the letter we sent to them and I think we have a copy of the quote for clearing the damp.

    I have damp too and I am moving out in a few months. Ive told my letting agent, they were not bothered. Landlord told me to have heating on all time. Its stained the wall paper but I dont care. They did nothing about it, so its not my problem. If they never dealt with the damp dont worry about it, you did all you had to (inform them)

    I hope so but my inital question still stands, if they were to pick fault with something would they take the whole deposit or just a bit of it?

    We have a de-humidifier to help with the damp and sometimes open the window slightly to let air in so it looks like we are trying to do something about it

    If they take any of your depoisit, it will only be part if it. The cost to recover what is damaged.

    This is how they work it out - If you made a hole in the carpet for instance, they will work out the value of the carpet (depreciation value) and then they will work out how much it is to replace that part. You would not be expected to replace the whole carpet. Everything works like that

    Oh good, we haven't done anything to the flat, we acctually gave the carpet a serious clean before moving furniture in as it was very dirty already!

    The only thing I think they may pay us to repair is the hole in the skirting board but we have no idea how it got there!

    I would not worry. Could you not fill in the skirting with some filla and then paint it? I too am worried about my deposit, but you must remember things wont be as you moved in. Things suffer wear and tear. How long have you lived there?

    We've been here since 26th September 2008, so about 10 months when we move out. It's the first time i've lived away from home

    My dad is a DIY maniac and he is popping round tomorrow so i'll get him to have a look

    Do you recommend cleaning absolutely everything before we move out or just give it a quick hoover?

    you should be fine if there is anything they charge you for they will give you a bill and just take that amount not all of it but sounds to me like there will be no probs good luck with the move

    i always get carpet cleaners in before i move in case they want it doing and take it from the bond that way i get a good price

    I don't think we need carpet cleaners, my parents have a shampoo hoover thing so I think it'll be ok if we just give it a bit of a clean with that as dirt/dark patches in the carpet were mentioned in the inventory when we moved in.
