Fixtures and fittings help on friends rented house.

My friend has rented a house which only has a sky dish and not a standard/digital aerial fitted. She doesn't have or want sky so she wants to know if an aerial is part of the fixtures and fittings and should the landlord pay and put one up.

Thanks for any advice.

I think it's unlikely, particularily as there is a dish already.

I highly doubt an aerial is on the essential list for a landlord to provide.

No. You need to consider an items degree of annexation etc when determining what is a "fixture" and what is a "fitting". They are two seperate terms.

The landlord doesnt have to provide the tenant with an aerial to watch television.

Thank you so much for your opinions...this was my thoughts as well. When you rent a house, it's just the house not for your luxurys you want to do while in it. :thumbsup:
