    help concerning facsias and windows and knowing what the problem is.

    hi all i am in need of some help my front 2 bedrooms the walls are getting wet and mouldy but its not directly under the windows its like the corners seems to be starting from the bottom of the wall in one room but at the top in the other room and the windows are soaked in a morning.
    my other half thinks we need new facsias and guttering but we are just not sure what the problem is so if any of you know please tell me lol.

    also my other problem is we have no money and already have a big bank loan so there is no way we can pay for this in cash so i need to know my options as far as finance goes but havent a clue where to start and how much these things cost.
    my house is a 3 bed end terrace so would need facsias round the side as well.
    so please if any of you know good places or can tell me roughly how much i am looking at that would help.
    also any ideas on what else may be causing the damp and mould would help.thanks.x

    its def not from condensation? cos of your windows i wonder?
    can you see anything externally thats leaking onto your brickwork?

    what is your heating too?

    my heatings fine boiler about 3 years old.my facsias look rotted too be honest and the windows are old also partner took alook this morning and said the guttering we had done about 3 years ago hadnt been sealed he was very annoyed this morning and just told me my mission was to see how much it all costs and some sort of finance for it of which i obviously dont want to do as we are in alot of debt but what choice do i have.

    first of all is it wet all the time or only when its been raining, if it was a fascia issue it would probably at the top od the bedroom wall. Is it behind furniture? Is it brick or render on the outside?

    i would start by getting a builder out free quote...maybe they can tell you what it is? then explain finances and that hubby needs to do some of the work that he is able to do and ask them what it will cost for their portion of the work.
    Some builders wouldnt do it but my o/h would (but hes a plumber)
    what area are you in? i have a builder i trust but hes from st helens?

    its pebbledashed.
    it has been behind a wardrobe on a wall thats not even an outer wall and at the top corner of the outer wall. in the other bedroom the mould has starting in the corner about 4foot away from window but at the bottom not the top this is whats puzzling us also it does come through more in bad weather my daughters wall under window was soaked the other day.
    from just outside of manchester.

    I doubt the problem is leaking gutters or rotten fascias, especially if you have a cavity wall(the rain would just run down the cavity) , sounds more like condensation forming on cold external walls, how old is the property?

    mine was my eves i started like you thought it as condensation then the windows but i have had the eves done and no more mold

    this is a bloody nightmare my partner says he knows someone that will do the work but obviously its the cash thats the problem can see me having to speak to bank about upping my loan and can see them saying a big fat NO!!! too be fair everything needs doing even down to the porch roof as thats rotten ARGHHHH i feel ill with it.

    Have you even identified the problem yet or are you jumping to conclusions? The fact you stated it was on a internal wall would point to condensation problems.

    Could the roof be leaking?

    I would hazard a guess it's condensation too as you said the windows were getting soaked,mine get like that depending upon the inside/outside conditions and how cold the glass is etc

    Some days when i get up i can't even see outside the bedroom windows as they are that full of condensation.

    If water ingress is on a exterior wall , check things like downpipes and gutters for leaks , they can be damaged and letting the water run down the walls . You can buy gutter sealent for a £1 at Poundland .If water is getting in around window frames from the brickwork/rendering side you could spray (or use a paint brush) a silicone solution (Johnsons Water Seal) around the window frame and this will stop water from penetrating the wall.

    hi guys right my fellas mates been round and it seems to be the guttering thats causing it as he said you have like a felt that goes under the first few tiles the person that did the guttering 3 years ago didnt put the felt in so its been running down the concrete and settling on the wood areas and thats whats causing the mould although he did say the fascias are rotten its not that causing the problem.

    oh i hope its cheap then to fix x

    well he said he would do the facsias as well as the guttering and with it being a mate he wont charge loads infact he said he will sort it for us and sort something out about payment with the other half and not to worry about it so its looking good thank god!!!!

    Still,even if it's a mate,make sure you sort out exactly what he's doing and hw much he's charging you.
    The people you had to do your guttering before sounds like the ones who did mine and my fascias,they made a right hash of it and i got nowhere with them and being a softy i let them get away with it,i will have to pay to get the fascias re-done,they are a right mess.

    doesnt explain the mould on the interior walls though does it?

    i think its just where it has spread as the wall is attached to the one near the window if its been running in over 3 years then i can understand why its on the other wall.
    debs8z my other half will sort it out with him thats no problem i think he will do it and we pay for the stuff and then as far as him getting paid goes my fella will prob end up doing some mechanical work for him for nothing.
    the fella who did the guttering was an old fella from down the road that our neighbours put us on to wont be doing that again lol.

    Lets hope it hasn't done any permanent damage to internal structures.

    thanks for the links longbowassassin i can assure you i wont use them gosh the prices ouchhhh.

    You need to do a few things, put simply:

    1. Establish the cause of the water ingress - if it is water ingress.
    2. To help you do this, your local Environmental Health Officer can assist - call them.
    3. If you require repair works - your buildings insurance may cover the costs.
