    house extension question

    a question regarding allowances on house extension!

    a freinds plan submitted and accepted by the council for a lounge. On the granted application it showed length as being 4m, her builder said she could get away with the planning inspector with a lounge of 4.5m, an additional 50cm?

    is this correct?

    (she would like to extend as much as possible, but doesnt want to end up rowing with the council over an extra couple of cm, and possibly demanding demolition!)

    if so any websites that can point out ACCEPTABLE allowances?

    i dont think your allowed to stray that far from the plan

    I would recomend putting in plans for the extra space or speaking to your planning officer, a friend of mine had to demolish a whole building because he added an extra 30cm more than he should of.

    you cant do it - if the plans differ in anyway then the council, neighbour etc can ask for it to be removed!

    for the sake of 50cm I wouldn't bother, what if they end up having to demolish the work, all for an extra 50cm. Not worth it IMO.

    Agreed. Its pointless playing dumb with these guys and any change would likely need a further plan submitted anyway.

    If someone complains, or the planning oficer wishes to visit to check and it doesn't tally with your plans then you leave yourself on dodgy grounds. Talk to planner and ask - don't assume your builder knows best.........

    do not deviate from approved plans.
    and a word of advice tell her to get another builder he sounds a bit dodgy after saying that!

    NO Definatley don't deviate... Permitted allowance I think is 3m from the original house. The plans already go out to 4metres, for which planning permission needs to be granted... pushing it further than this you risk having to pull the extension down.

    I spoke to a lady this weekend who asked for a front extension to come forward 3 metres.. It was declined, so she asked for 2.5m then 2 all declined... It was finally passed at 1.8metres.

    Not sure why you believe this. The question is over volume, not particularly dimensions. Permitted development rights means you are allowed to add 50 to 70 m^3 to your house, if you do not fall foul to a few problems (e.g. listed building).

    Regardless, if you have planning permission for something, you should keep to those plans.

    my thinking was pretty much the same, is it worth risking for a couple of cm's?

    but im sure there must be something somewhere stated that gives a margin of leeway in such matter (eg +/- 10%) afterall building work is not an exact science.

    anyone found any website (council website or otherwise) which addresses this matter and can give a definitive on this?

    They are very exact about it all so it need be spot on as much as possible,50cm although not much would be if it got pulled on.

    Hi I thought I read this on the planning portal - have I got it all wrong... I was under the impression that an extension now comes under commong projects or something providing they are not more than 3m in depth on most houses. Of course it's safer to go through planning permission anyway - but like I said I got this off the government planning portal.
