How much have you spent on house extension

We are planning to extend our home and I realise that costs of extension will be different depending on what your plans are and where you are located. My husband believes that the cost of the extension will be £150K - £200K but I would be interested in how much other people have spent on their extension and what you had done to put into context our costs.

I'm of no help but maybe for better answers you could state what kind of work you're looking at getting done. is it a dormer extension or kitchen extension etc. as different types of work will have different costs obviously.

thats is some extension.

If you asked my mortgage company what ive got, theyd tell you ive had 2 extensions and 2 conservatories with all the additional loans ive added to it!

We are planning to build a two storey back extension of 20' x 15' for lounge and master bedroom.

I own two houses. My three bed detached is worth about £150k and my four bed detached a shade over £200k. My advice is move north.

Depends on the spec but maybe £1200-£1500 per square meter is a reasonable budget

NO way would that even cost half the 150k-200k your husband stated. You can build a 3 bed detached house for 150K (excluding land cost)!

​we had a loft conversion, single story extension on the back, also built at the side two floors this came to £130k. builder did say would be cheaper to knock house down and start from scratch but as we are a semi detached was not possible.

I was looking at an extension on my last house, the builders I got the quotations from were guys I met in the local pub so they knew me. Their advice was to spend the money on a house that you liked that didn't need extending as you will never get the cost of the extension back. I moved to a house that the former occupier had extended.....it was a bargain.

I've just done a 2 double bedrom and family bathroom extension, single storey, cost £42k and that included new combi boiler.

Electrics and brickwork (excluding harling) was done on mates rates and painting was done by myself, so saved several thousand on those areas.

Architect insisted it would be minimum of £1500 per M2.

I disagree, I've just completed an extension and have easily increased the property value over and above the extension cost.

It all depends on the area and what it can support, knowing Mutleys previous posts her house could probably still benefit from a extension even the value she mentions

Totally agree, I do find it strange builders advising someone not to extend, unless there cutting off the expectation of a mates rates out of hours build X)

Why not speak to your local estate agent and find out how much properties in your area, with the extensions, are selling for......they will also know the costs of building extensions.

we built a two storey 5m deep and 3.5m wide onto our ex council house. This is in east Yorkshire, total cost with architect, building regs, electrics, moving bathroom, build, decoration etc etc was around £26,000

cheers guys. i was concerned that my husband had underestimated the build but it sounds like he is erring on the high side so comforting to know.
