Leicester Vs Nottingham

Want to buy a buy to let. Budget 100k.

Leicester or Nottingham.

Also which areas in both counties are high in rental demands ?

But I have noticed a lot of people’s research consists of having a vague thought and coming on here and asking everyone else to do actual research!

For Nottingham I'd look at Beeston or Lenton. Both right next to the university so high in rental demands.

Beeston is a much nicer area then Lenton,the prices reflect this.

Sherwood in Nottingham is a good rental area as it's close for the hospital and it's a quite nice area too.
* Woodthorpe Park
* Ring Road
* Variety of restaurants
* Regular public transport
* Has a good community vibe
Do you have a particular property type in mind? (single tenant? multi-tenant?)
Do you have a particular tenant type in mind? (student? professional?)
What about parking?
How much rental income are you looking for? What %age return do you want?
What do you intend to do with the property in the long run? (sell it? keep it? gift it?)

Get an idea of what it is you want to do (rather than just saying 'I want to buy to let').
You'd be better off speaking to some agents in both cities and asking them. They should be able to tell you what and where is in demand and what return/income you can expect.
