    Just had a quote for £18k. That sound about right?

    • Permanent staircase
    • Plumbing for en suite
    • Recess lighting
    • 5 Velux windows
    • Addition of Steel supports
    • Fully finished

    I was thinking between £15k and £20k so happy with the price - just wanted opinions from people who may have had it done?

    Sounds too cheap tbh and it will get mighty cold without insulation and heating!

    Well to be fair you started with the sillyness by suggesting heating plumbing and electrics was "finishing", but then included "recess lighting" in the description of works! Something not quite right me thinks!

    Maybe you need to check over what's included and start over if you expect advice on prices.

    I would love to get our loft properly converted. We did get some quotes Jonny and bearing in mind everyone has different wants - that to me sounds like a great quote. Loft with 5 of the velux windows would be amazing. Our best quote was £22k and that was only having 2 large windows in.

    I would love the loft done for my son to give him more room for his games consoles!

    p.s our price didnt include a toilet either

    Well it's difficult to say if it's a good price or not. The pre works is the expensive part. If you have a standard built house of the last 25 years then it's likely to be expensive as it will require lots of work to replace all the small timber in the roof. While many pre war (2nd) built houses may require very little pre work.

    Without seeing plans, it is hard to be very constructive here, but in times of recession you would expect a cheaper price, and this looks like a cheaper price. Either get some more quotes or go and look at other jobs the company has done and speak to those homeowners. If your quote was much cheaper then I would be worrying about cowboys...

    Thanks all and OK, to give a bit more info:

    The reason I say the lights will be recess is because we have been told this is more expensive than having pendant. Within the finishing, we will be left with a loft fully finished in terms of plastered, flooring, insulation, all electrics and plumbing. We opted to not go for the more expensive dorma windows.

    The area is about 4 x 5 meters. It's a 1880's house but had a new roof about three years ago.
    The chap said it was all in very good working order so not a lot to do in terms of prep work.

    I guess that is why it's considered to be a good price.

    I'm curious how much extra did they want if you wanted a dormer as well?

    Jenny saw the photographs of ones that he brought with him and they looked stunning. He's also done his own loft that looks good.

    Didn't go into the prices but he mentioned it would have to go to planning. Velux may get around this.

    It doesn't normally need planning unless it is facing the road. If in your case it does, I would check on the Velux window situation too. Does anybody else have roof windows facing the street?

    I thought 18k was for a dormer

    sounds a lot to me just to put 5 windows in a new roof and a bit of joinery to erect plasterboard on and put a radiator up there and a couple of steels.

    unless this includes a completely new fitted ensuite too but even then sounds pricey.

    Does sound a little on the cheap side - easy answer is to get a few more quotes........

    Are you not getting the whole loft converted? This probably explains the low price, though I'm unsure why you'd need 5 windows in such a small area. As others have said though, get several quotes.

    One in the en-suite and 4 in the bedroom, which seems about right for a loft bedroom of 13ft square.
