    Mortgages!

    This might be a topic close to lots of peoples hearts lol!!!

    Have had a good read of the info on MSE, but am after your receommendations and experiences!

    After having a mortgage at a fixed rate for 2 years (April) we are looking to remortgage.

    Because of recent interest rate rises, it looks like we'll be paying more, but was wondering if any of you guys had found any bumper bargains on mortgages recently????

    Any tips / advice would be appreciated.

    I just got my first mortgage and organised it through Your Move. They are commission free and can search all the mortgages available from all providers.

    It only takes about 30 minutes to do the search and you don't have to commit to anything.

    ING DIRECT variable rate mortgage 5.14% no costs, seems good to me

    The main things to look at would be:

    - Obvious interest rate
    - Are there any exit fees
    - Can you make overpayments

    It's no good have a low interest rate only to have a large exit fee, or a mortgage where you can't overpay.

    It's a bad time to be looking for mortgages at the moment as all the fixed rates seem to have dried up!

    Another thing I've found is that even though your fixed rate stops soon, you can ask them to extend it...

    May cost a small fee, but if the rate is good, then why not try?

    I checked here but, you have to have an idea of what you want

    I went with Britannia Building Society and got

    5.34% fixed for 5 years (think this is now 5.74%:-( )
    Free Valuation
    Free Conveyancing
    Free Arrangement Fee (think this has now ended)
    Free Admin fee

    In addition partner works for NHS and is Unison member so we got £150 back:-D

    All very quick and efficient. C & G couldnt come anywhere near this deal which was end of October.

    Ive got a oneaccount - its been great. You only pay the interest - leave money in to reduce capital. Low exit fee. Excellent cust service. You can also see how ahead of schedule you are!

    I work for a mortgage lender!

    As mentioned above, if you call your lender and enquire about a redemption statement or how long is left on your deal, you will most likely be put straight through to the retention / counter redemption department who will try their very best to keep you as a customer by offering you special rates that are NOT publicised in the press. It may cost you by way of a product transfer fee, but this is usually nominal and cheaper compared to moving to another lender - in the long run though, definately worth a try!

    We are with the Chelsea at the moment - it was fixed for 2 years but the term is up at the end of March.

    We found a semi reasonable deal with C&G, went back to Chelsea to see if they would wave there admin fee for staying with them, and they told us No!!!

    Gonna try again I think - can't see them losing out on £15k worth of interest over 2 years for the sake of a coupleof hundred quid!

Whats this Mortgage thing - that went some years ago.:) Piece of advice. It was not outrageously expensive when I took out my mortgage to agree a 20 year term period instead of the 25 year industry standard - this was early 1980 when rates were much higher than today. Try a quote - hope this is proves useful to anyone who is not mortgaed over the hilt.:thumbsup: regards. Now, how can I get rid of the business overdraft?Nathan
