    New to renting need some advice

    Have found a nice student house for next year. The landlord lives in another part of the country so has an agent to act on his behalf. Because all the potential tenants liked the house a reservation fee was paid to the agent. This holds the house for a week, so no one else can view the house. This is the current stage I am up to.

    The next step would be to pay the deposit. This deposit is paid to the agent. Should I ask for a receipt when handing the money over and to make sure it goes into a deposit protection scheme?

    Also, all tenants have been asked asked to fill in a Endsleigh tenant referencing service form. Am I right in saying this is not the actual contract for the house? Should I demand a written contract from the landlord?

    Lastly what are the chances of the agent asking for a guarantor if all tenants have previously had 2/3 years of renting experience (i.e paid all bills/rent on time) before?

    If you are going through a reputable agent then the deposit will be lodged with a deposit protection scheme, if they don't offer that don't do business with them.
    The referencing form is exactly that, again if above applies you will be given a written contract to sign to protect both you and your landlord, and an inventory/condition report of the property as to the guarantor that will depend on that agents terms and conditions and/or what the landlord requires.

    Yes ask for a receipt and inquire about what protection the deposit has. I think it's legally required to be held in such schemes in England.

    Read everything they ask you to sign very carefully. The tenent ref form will only be to check things like tenants history. You will be required to sign a lease before moving in which will be your written contract which you will be given a copy of also.

    If they have good references and are all over 18 then no guarantor should be required.

    Also go through the inventory very carefully and note anything which has even the slightest of damage and take pictures of the house and items for proof of their condition so you don't get done when leaving the property. And remember read everything carefully before signing!!

    Depends whether they are tenant finding only or offering a full management service on the property, if tenant finder then the money will go direct to the landlord, if management then you will pay the agent

    Thanks for all the answers guys. Would it not be more beneficial for the landlord to have rent paid direct to him for example via standing order, than to go through the agency. Would the agency not charge even more fees to the landlord for handling the money?

    Aye pretty much, we rent out our flat direct as the agencies wanted 10% purely for finding a tenant and doing an inspection every 6 months.

    With an absent landlord I expect he has opted for their full management service so the agency will insist the rent is paid to them, they take their management fees before passing the rent onto the landlord, they will take their 10% ( or whatever they charge ) + vat even if you pay the landlord direct, and btw the info above about guarantor is not correct, each agency will have their own terms and conditions, some insist on you earning 30 - 50 times the monthly rent before not requiring a guarantor, ( there was a thread on here the other day about that think it might have been ilovelilac ).
    I know this as I've just used a national estate agency chain to rent out my property and rent through them somewhere more suitable for my disabled son, luckily my oh earns over the 50 x monthly rent per annum, but the people that rented ours didn't, so their parents have had to stand guarantor, even though they have a good credit history and are in their early 30's.
