    why is 1bed houses around twice the price of a small flat ?
    and dont even have garden,ideally wanted a house

    Because you don't have neighbours above and below as well as on each side.

    because the land is the same price, so its cheaper for flats as the cost of land is divided

    Around here you can buy a 3 bed house for the same price as a flat so god only knows where you live :lol:

    yeer there was one 2bed terrace for 60k,which was only one i could buy but is in a massive council estate and ceilings falling though,

    I would have thought the answer was obvious?! It's just as Sassie says.
    Take an example:
    Piece of land is £100,000
    Owner spends £300,000 building a house on it
    Sells it for £500,000 and makes £100,000 profit.
    OR
    Owner spend £600,000 building 6 flats
    Sells each flat for £200,000
    6 flats at £200,000 = £1,200,000
    Profit = £500,000
    A lot simpler than in reality but you get the jist.

    well most of the ones i've looked at are on top of shops so will just be either side:thumbsup:

    a lot of flats come with a service charge monthly,hence are a bit cheaper,families don't want flats.....and what sassie and salmon said as well

    Flats are usually leasehold.
    Houses are usually freehold.
