    Selling house, help please

    Can anyone tell me what the going rate for solicitors are.... its a straightforward sale, we dont have a chain or anywhere to buy as we're going to rent for a while to see how the market pans out....

    Usually also depends on how much you are selling for but a rough figure would be between £450-£625+vat.

    Then you need to look at disbursements. Such as bank transfer fees to send the proceeds of sale to you. Any mortgage redemption fees and bank transfer fees to redeem the mortgage.

    Always negotiate. You can use one solicitor's quote against the other. Try for a fixed price. It costs the same to do the conveyancing for a less expensive house as an expensive one - think about it!!!
    Also if you find a new practice, they will be willing to negotiate just to get the business and will not usually be registered for vat so you can save an additional 17.5%:thumbsup:

    No problem with your figs, but I arrange mortgages for a living and what I said was to encourage the act of negotiation and to point out that the VAT can be saved with a new, unvat (is that a word?) registered solicitor.:)

    I used an online conveyancing service as it was much cheaper than using a solicitor. I also took out their cover so I would get my money back if the sale/purchase didn't go through for some reason. It did fall through the first time, and I got my money back, so was pleased I had paid the bit extra.

    When I did eventually move I went with a solicitor I knew over the online service as by then I knew it wasn't going to be straightforward, and felt more confident that my solicitor knew what he was doing.

    Thanks for the replies so far, I'm selling for 250k so I dont know if this has any bearing on the amount payable.... ?

    I've been quoted £ 713 (will be double checking tomorrow) to see if that's an "all in" price
    If it is, then I guess it would seem reasonable from what you guys are saying..
