solicitors fees for selling a house

I just agreed a fee to sell my house, the solicitor gave me a quote of £1022 fixed price, is that the norm?

I expected it to be in the region of £300-£600

This is only for selling the house as I am not buying a house

The fee should be a small percentage of your home's value between 1 and 3 %

I'd snap up a fee of 1k xx

Seems about right. Have you completed a Home Information Pack or was the property not on the open market?

Those costs should include:

Home Information Pack which consists of all the required and potential authorised documents that you will need. Eg. Local Authority search, Energy Performance Certificate, Water & Drainage Search, Office Copy Entries.

They will also have charged between 450-650+vat for the legal fees and then any bank fees for repaying your existing mortgage or transferring the proceeds of sale back to you.

I think you are getting confused with the estate agents commission fee which, as you correctly say, is usually between 1 and 3%

There is not necessarily a "going rate" as it is determined on plenty of factors. Value of property, existing mortgage(s), leasehold/freehold, area of local authority etc.

We paid £692 in April for buying

Sold and bought a flat and was around £1200 for both! Sounds like alot!

I have already paid for the HIP at the start

and i am selling the house for 128k

why not use sarah beenys site to sell it for 0 comission? tepilo.com/

selling your home within that price, fees should be within £400-£500 as you have already got the HIP pack that normally bumps the price up. HIP are around £250 extra

Try Joslin rhodes conveyancing - i used it and they charged £295 to sell and £295 to buy, its all done postally and they allocate you a solicitor - my solicitor was about 50 miles away but did not need to visit, and she would have charged me £1200 at least if i had gone through her directly.
The sale was completed within 6 weeks, despite it being in a chain - so we did not lose any time!

Then I suggest you do not accept their quote. That is outrageous. I would usually charge about £450/£550+vat for a property valued at £128k.

Seriously, go elsewhere.

Talk to your buyer. Get a feel as to whether they are 110% keen on buying your house. Remember, they will have abortive fees if they decide to pull out on the purchase of your property as well.

No sale no fee might be what they have quoted but that amount is still INCREDIBLY high.
