    Template wording for asking Tenants to vacate?

    I'm separated from my partner who used to look after the management of letting my house out. Foolish though that was, now we are separated I'm clueless as to what I need to do to ask my tenants to leave.

    Can anyone help with wording of the notice in writing I have to provide?? And how much notice?

    Luckily I do have this info:

    The tenants are on a *month by month rolling contract* which seems to mean I can't serve a section 21 (as the start date came after law change in October 2015.) In which case, I don't know what document I'm supposed to use? whsmithonline have a section 21....

    Agent only involved to find tenants, then my ex sorted any work/issues for the tenants.

    You should look to join the landlord association. I don't rent property but those that I know that do say it's worth every penny for the help and advise landlords.org.uk/mem…wcB

    I typed "end of tenancy letter template from landlord" into google and it came up with a number of examples plus some useful links. Might be worth a look.

    Have a look at the contract and it will state how much notice you have to give, usually 2 months. A politely worded letter addressed to all tenants that are mentioned in the contract simply saying "please take this letter as 2 months notice to vacate the property" then state the actual date of vacation and suggest arrangements for viewing the property to determine any damage, how you intend to repay their deposit and collecting the keys.

    Local estate agent will deal with it for about £130 if you don't want to do it yourself pal

    Get a solicitor to deal with it. There are so many ways that you can screw it up.
    Is their deposit held in the proper scheme?

I am a member of NLA but the Landlord Zone forum is much more active. Before you go about finding out how to issue a Section 21 notice there are a few other things you need to be confident about.

    Did you take a deposit?
    Is it protected?
    Was it protected within 30 days of the tenancy starting?
    Did you give your tenants the prescribed information (PI)?
    Did you give them Right to Rent booklet?
    Have you a copy of their passport or evidence of their right to rent?
    Did you give them a copy of the current Gas Safety Certificate?
    Did you give them an Energy Performance Certificate (EPC)?

    I think that's all. If you cannot say yes to all of the above your Section 21 will be invalid.

    And forms for fire alarms and carbon monoxide

    what is the reason u want them to leave the property is it because u know need it. just go knock and and explain to them the reason and see what they say after that decide what u want to do they are human beings aswell they will probably say ok let us find a another property and we can move out that way they probably won't mess about or if they do you will find out from the reactions maybe they want leave anyway I have rented a property and 2 the tenants when they want to leave sat messing about with payments etc. so if u give them notice they will probably do this anyway
