    Tennants Rights - Hot Water and Heating

    Hi, just seeking some advice for a friend.
    They rent a house and the boiler packed up a week ago. So they have no heating and no hot water. They reported the problem to the landlord the day after, a plumber was sent over 2 days after reporting the problem. It could not be fixed and the part would not be available til Tuesday (a week after looking at boiler). So were up to 11 days now.
    Also, the washing machine supplied with the rental has died. The landlord said that they could go and buy one from Currys and they will reinbursed, but will have to remove and dispose of the old one.

    Any advice as to weather this is legal etc.

    it is the landlords legal responsibility to ensure there is heating (even just a wee electric fire) and hot water not doing so is against the law.

    Go to citizens advice. In person.

    I'm not sure of the time frames though. Have looked at a couple of sites and they seem to say that the problem must be looked at within 24 hours, but bit vague on how quickly its got to be back up and running.

    What does their tenancy agreement state ?

    The landlord is obliged to sort out the hot water and heating in a "reasonable" amount of time.

    With regards to the washing machne. Sounds like a good deal to me.
    Put the old one on the pavement/front garden, and it will be gone before the end of the day.

    Seems to me that the landlord has done what he needs to do about the boiler, same sort of thing happened to us a couple of years ago and we had to wait for a part.

    However he should supply some sort of heating, even if it's just a small electric heater.

    Ive just been through this. Fridays engineer said the boiler needed a part, saturdays engineer condemned the boiler so I suffered unnecessarily. I was left over night with no hot water, no central heating (they gave us 2 tiny hot air blower thingys) and the shower wasnt working and we both had chest infections. The only way to get hot water was to boil a pan, or boil the kettle.

    Someones **** is gonna get kicked for that.

    How did you "suffer unecessarily"?

    Unfortunately even if you establish that you do have rights and that the landlord is responsible be sure not to antagonis ehim as you could get evicted at the next available legal oppertunity.
