    WALL FALLING OFF. surveyor

    Had a builders quote recently for replacing a lintel. Basically, front bedroom wall is coming away from the floorboards, big cracks in wall.

    Have had a survey done. Needs lintels replacing, new galvanised angle iron, strap joints to wall and stitch repair cracks to walls and replaster. Had a quote of £2,000. He does a lot of this type of work and works closely with the surveyor.

    Have had a couple of other builders round but they said don't need to bother the surveyor. Alarm bells rang.

    Just wondered if this seems reasonable quote for the work needed.

    i thought the same, looks like a fair price in my opinion. I would pay the 2K as the work has been brought up by a surveyor.

    Personally would go with the 2k BUT get it fixed price in writing if possible and know exactly what your getting for that, far too many flippant "Yeah 2k mate" then gets to the end of the job and you get invoiced for 2.5/3k and there's "well it WAS 2k BUT I had to do this and you mentioned that so obviously was more"

    Yeah totally, fixed price never means "fixed" if works out of scope arise but things like staying later and needing more materials/skips to get the job done by deadline etc should be factored in by the contractor before and not defined as out of scope.

    Many thanks guys. I thought it was reasonable too but having no idea I just could not compare.

    Where do I begin...do I need an archywotsit / designer.

    Possible garage conversion to a room with shower. Kitchen also needs doing, after 20 yrs everything all suddenly falling off !!
