    £379,500 seems a safe bet

    edit: £1 more than anybody else

    I guess it depends on what you re willing to spend. If you want to spend up to £350k go in at £335k and hopefully meet somewhere in the middle.

    You obviously haven't come across The Jfk before...

    they probably wanted 400 but estate agent convinced them property wont sell for 400 so convinced them to put in at 380. offer 370-375 if it has been on the market for a while and you are just taking a pot shot...if you want the property offer the asking or you can be cheeky and say £378,500.

    I would say 5% less is the normal so £360525 would be a good solid offer, I offered 10% less on my house and ended up getting 7.5% off

    as the old saying goes.

    If you don't ask, you don't get!

    Just don't go straight in with the best offer. You may get a surprise.

    Also a good website to look at is [URL="www.nethouseprices.co.uk"]Nethouseprices[/URL] where you enter a postcode and see what price the houses in that street have sold for since about 2000.

    Also [URL="www.zoopla.co.uk"]zoopla[/URL] where you can enter a postode and see the prices of what houses are worth on that street. Most houses don't have a price, but is quite helpful when looking to buy!

    there is more to it than that...somebody who is in rented accomodation with the cash ready in waiting is going to win over someone who has also to sell their house......many variables not just the highest offer:thumbsup:

    start off with a 10% lower offer.

    depends what area u in, i used to live in newton mearns (posh bit in glasgow) and the generally expectation which you were told by every estate agent was to offer 20% more than the asking price speak to ur estate agent

    yes scotland is completely different you put in sealed bids and the highest one is accepted isn't it?

    Buying a house in Scotland is different to in England. For some reason you guys up your price from the asking price.

    I am an estate agent so thought I would put my 2 pence worth in :

    It really depends on what the property started off at or the motivation of the seller/ how long it has been on the market and where in the country it is -
    there are 2 types of seller :

    Price to sell : put property on at a really attractive price to get loads of viewings and then generate multiple offers - sealed bids and even over asking which I have had recently from 5k to 30k over asking to secure the property.

    Price to negotiate: set a higher price and then see what people come in with.

    Either option - people will always try to negotiate. £350 is a good starting point and see how you go.
    But it is busier out there.. so many more buyers to the nicer properties as not much new stock is coming on..

    Some really varied opinions in here. Don't forget the 'offer' of £350K they claim they've received could be made up or even if it's genuine, could be pulled. Its always worth coming in low at the moment, I'd say about 15% below the asking with the scope to increase your bid if you think it's worth it.

    A friend of mine just put an opening bid of £200k for a property on the market for £235k and they accepted straight away!

    If they have already had a 350 offer or not, its obvious an offer of that isn't likely to be accepted. I would go 355 and see what happens.
    It does depend on the market conditions round there though, if the houses usually sell for 500k then someone will probably pay the asking price, if they usually sell for 300k then its likely to still be there next year.

    start with 15% less - then 10%, we sold out house at an offer of just under 15%
    It was £170, we accepted £150, but then we were goint to the US to live so were quitedesperate to sell, he same house was up for sale 6 months later for £280,000
    So realy depends on how long it has been on the market and how eqager they are to sell.
    In general you add 10% to the actual valuation that they put the house up for sale for, they have nothng to lose, so even if you offfer 15% below, its probably only 5% below
