When is car lease ever better than buying outright?

From what I am seeing is the cost of leasing the absolute newest model as opposed to just buying a two year old model with <10k miles on clock is nearly the same. I really tried hard after seeing so many lease advocates here to find a lease for me that made sense.

But whatever way you put it at the end of your lease you are giving the car back, if you owned the car you can sell it very easily these days in any condition. Forfeiting that lump sum to enjoy driving a car that is a couple years newer doesn't make sense unless you havn't got the money to purchase the car to begin with (in which case buying a much cheaper older car makes much more financial sense surely). Am I missing something?
