If you don't insulate this, your realistic window of comfortable use will be around 1.5 hours per annum. You must factor in insulation and installation of insulation.

£7699 without installation. Presume the installation is just the erection of it not including base preparation for £1800 . Seems really expensive to me, my trade is a builder and know how much wood doesn't cost. A rough calculation I would think buying all the components ( wood planks, wood joists, wood rafters, plywood sheets, felt, bolts, screws, ect ) no more than £2000 - £2500 and just build it with plans ( free on internet ) then you'll have about £5000 to spend fitting out the man cave of your dreams!

No windows or doors then...., Having just built one, with bi-fold doors mind, your 2.5k budget wouldn't even touch the sides.
Guess you are one of those bodgit and scarper builders that would build it from ply wood, poly sheets and cardboard

Worth spending the savings on insulation and waterproof treatment.
Would be decent for visitors to stay in then.

Erecting this will fall under permitted development assuming you are not in a special zone. Also as the area is less than 30m sq no building regulations will be required assuming no sleeping accommodation and it is built 1m away from the fence boundary line. You will require building regs for electrical installations, however.

Should be 2m away from the boundary otherwise max height in 2.5m

And planning is needed if this (with other structures) takes up more than 50% of your garden

Cripes that's literally a small house. I'd live in that

it's a single story small room. Where are you going to put your kitchen, bed, toilet, shower, etc, etc. Nothing more than a single room. Would barely fit a pool table and a few stools and a bar.

Wow! Surely for £10k you can get a custom built place with full insulation?

The windows might be double glazed but what about the walls and roof?

The roof can easily be insulated and the walls being 58mn planks of wood should keep most of the cold out.

Be careful folks - I erected one of these in our local woods on a site of special scientific interest. My retrospective planning request got denied after it was felt that my scientific interest in finally finding something affordable was deemed frivolous (edited)

Neighbour’s had a garden office built, can’t be any bigger than 7x5 foot and cost them 20 grand! Yes that included everything from making the base, installing electricity and plastering the walls , but 10 grand isn’t bad considering how the cost of building stuff has sky rocketed since Covid.

I very much doubt its 7x5, after you put a desk in you wouldn't be able to move, my neighbour had some dodgy guys do it but he had a 14x12 extension added on to the back of his house for less than 20k (edited)

Does this need building regs cert? I think someone mentioned before that for size over 25sqm needs one for fire safety reasons

Watch aly Dymock on you tube he does a great explanation, but in England yes.
Too big, too high, has a veranda, would not be able to put near a fence because combustable and all the other things so not permitted development. (edited)

Unfortunately people will end up buying these without knowing the planning or building regs requirements and waste their money.

I've been looking to get an insulated garden room but this is ridiculously expensive for what it is. I've seen new flat pack fully insulated bolt together units for under £7000 on ebay and that doesn't need wood treatment and will last longer than 5 years, has opening windows/ electric lights/ sockets etc and is more secure.
Yes £7000 plus installation (can put together yourself but pay electrician to connect) but it's a hell of a lot better value than this tat...with wasted space for a useless deck.

Is it insulated? If not, it’s a big shed
Trust me spend the extra I have one ☝️

Easy to insulate the floor and roof, I wouldn't worry about the walls. I have insulated my roof and floor on a70mm plank tuin build abs it's absolutely fine.

So a bit like most of our houses with the added benefit that you can treat it like a log store and set fire to it when boredom bites.

I bought this same model for £5599.99 back in 2017 which was the regular price. Its a great cabin! Mine is off the ground to allow for airflow underneath and also stops the wood ever getting too wet. I also added insulation to floor and roof. As long as its built right and treated every so often this should last for many years!

Fyi incase any wonders about the price difference, timber prices went up 300% in 2020. They are coming down but prices haven't turned to normal.
